Titleman for Excel — Help
The Titleman add-in brings your Titleman deals into an Excel workbook: a deal's underwriting model with the source and status of every value, an explanation for any cell, and site and comparable data for an address.

showed one, the reference shown in the message (for example ref 1a2b3c4d).
Getting started
- Open the add-in from the Titleman button on the Home tab.
- Press Sign in to Titleman and sign in with your Titleman account (if your firm has none, request a demo on titleman.ai — accounts are opened for firms, not by self sign-up).
- Pick a deal and press Insert into workbook. Select a cell and press Explain selected cell to see where the value came from.
What each button does
- Find a deal — type part of a street address or a deal's name and press Find: the list then holds the deals that match (the first 20), including ones older than the newest 50 the list shows by default. Clear the field and press Find to see your newest deals again.
- Insert into workbook — the deal's model as a sheet with a Source and a Status column for every value, and a second sheet listing every source. Where the report saved a full underwriting model and live formulas are switched on for your account, a third sheet holds it as live formulas: change an input there and the outputs recalculate.
- Explain selected cell — what the value is, where it came from, and whether it is an assumption.
- Check selection against Titleman — appears after you insert a deal's full underwriting model, where switched on for your account. Select two columns of your own model (a label and its value) and each row is compared with Titleman's figure on a new sheet; your sheet is only read.
- Site & comps from Titleman — for the address you type, the zoning envelope and the comparables Titleman already holds, each on its own sheet — up to 20 comparables of each kind; the status line says how many are on file and how many went into the sheet. Rents are numbers, one column per basis («Rent, /SF/yr», «Rent, /unit/mo»); a rent with no stated basis stays text. Where no zoning is on file, the sheet's Status reads «Missing» with why and, where known, what would answer it.
- Ask Titleman (where switched on) — a question about your own deals and reports. The answer is written to a sheet; figures that match exactly one stored Titleman fact are listed with their status and evidence; any other number is not cited — check it against the report itself (the sheet links the report the answer names; Insert into workbook writes it with sources). It never starts a new analysis.
Frequently asked
The deal list is empty. The add-in shows reports you have run on titleman.ai — and, where your organization shares reports within the team, the ones colleagues shared, under “Shared with your team”. Run one there, then press Refresh list.
"This report has no saved underwriting model". The add-in then inserts the report's summary; Underwriting reports usually carry the full model and Value Opinion reports often do; a BOV, Comps, Plays or Market Rent report saves none.
Signing out. Press Sign out at the bottom of the pane. To disconnect every app from your account, use titleman.ai/mcp → Revoke.
Privacy. The add-in reads only your own reports (and, where your organization shares reports, the ones colleagues chose to share) and writes only into sheets it created. See the privacy policy.
