# Titleman > Collaborative AI for exceptional real estate professionals. Titleman is an AI platform for US commercial real estate firms: it finishes the heavy analytical work — value opinions, comps, offering memoranda, deal sourcing, lease and title diligence, pipeline — in hours instead of weeks, and a named professional on the client's team reviews and signs every output. Software is free for the whole firm; work is billed per finished job (by the professional hour it replaces), with no seats and no annual lock-in. Key facts: - Audience: US commercial real estate professionals — brokers, acquisition teams, in-house/corporate RE teams, lenders, real estate counsel, developers. - Coverage: recorder, assessor and permit data connected across 1862 sources that have returned data, across 1724 counties in 41 US states and D.C., queryable live in the public data catalogue (https://titleman.ai/sources-and-data). Measured 2026-10-05T09:50:00Z. - Every source, one row each, machine-readable and served straight from the live catalogue: https://titleman.ai/sources.csv (key, name, publisher, category, status, kind, state, scope). It is generated per request, never typed, and refuses to publish an empty file. - Method: collaborative, not autonomous. Every figure carries its source; confidence is clamped to the weakest input; nothing ships unsigned. - Commercials: $0 per seat. Pay per finished job, priced as the hours it took off the desk (analyst $38/h, designer $32/h, broker $55/h, legal analyst $44/h — published Light Model rates). Heavy Model is an enterprise engagement ($1B+ AUM / $50M+ revenue / $1B+ loan book). - Titleman is not a broker, appraiser or law firm. Outputs are drafts for a licensed professional to review and sign. ## Send a deal by email - Forward the broker's mail to run@my.titleman.ai, as it arrived. The letter itself starts the work — there is no form to fill in. Rent roll, T-12 or operating statement and the offering memorandum go into the run with it: Excel, CSV and PDF attachments are read, not stripped. - The answer comes back in the same thread, with the value opinion attached. Reply in that thread to add a document and it joins the same piece of work; a different property sent as a new letter opens its own, and the two do not mix. Both are visible in Inbox on the platform, at https://titleman.ai/inbox — that page is behind sign-in, so a crawler reading this file will be redirected there rather than shown the thread. - We answer only the address registered on the account. A colleague who needs the results needs their own account. Export into a client's own Excel template is a paid setup, not part of this. - Live on 24 September 2026, measured with real letters rather than tests. ## Platform - [Platform overview](https://titleman.ai/platform): one property record, six modules — nothing re-keyed, every number reconciles. - [Workflows](https://titleman.ai/workflows): ready-made prompts by role — brokers, acquisitions, lenders, developers, REITs and asset managers, family offices, owner-operators, appraisers, counsel, corporate real estate — each shows what goes in and what comes out. - [Value opinions & underwriting](https://titleman.ai/valuation): BOV/value opinion typically in about 30 minutes, with the comp set, cap rate and confidence stated. - [Analytics](https://titleman.ai/analytics): rent and sale comps, trade area, ownership, debt, supply and absorption — priced per answer, not per seat. - [CRE decks](https://titleman.ai/cre-decks): OMs, listing pitches, IC memos and lender packages on your template, underwriting already inside. - [Sourcing](https://titleman.ai/sourcing): value every asset in a drawn market, rank mispricing, resolve owners through the LLC. - [Legal & diligence](https://titleman.ai/legal-diligence): leases, title, zoning and contracts read in minutes, every finding pinned to its page. - [CRM](https://titleman.ai/crm): pipeline tied to live property records that revalues itself. ## Data maps - [Titleman data maps](https://titleman.ai/maps/index.html): interactive maps built from Titleman Scout runs on county parcel records.
