If you're searching for a CoStar alternative, you're probably looking for one of two things: a cheaper source of comps and market data, or a faster way to turn the data you already have into a decision. Titleman is the second one, not the first — and it's worth being upfront about that before you read any further.

What Titleman is not

Titleman is not a comps database and does not compete with CoStar's data breadth. CoStar has spent years building a large, licensed, continuously-updated dataset of listings, comps, and market records across the US. Titleman does not replicate that, and this page won't claim otherwise. If your primary problem is "I need a cheaper raw data source," Titleman on its own does not solve it.

What Titleman actually does

Titleman is an analysis layer that sits on top of whatever real estate data you already have — a CoStar export, a client-supplied rent roll, public records, or a mix of all three — and turns it into a finished underwriting deliverable: comparable analysis, a valuation writeup, or an investment committee memo, produced from your inputs rather than built by hand in a spreadsheet.

In practice, this means teams that already pay for CoStar (or another data source) keep that subscription for data access, and use Titleman for the manual work that comes after the data is in hand — screening, structuring, and writing up the analysis. The two are complementary, not competitive: Titleman does not replace your data subscription, it replaces the hours spent turning that data into a document someone can sign off on.

Who this fits, and who it doesn't

  • Good fit: you already have data (from CoStar, another provider, or your own deal pipeline) and the bottleneck is turning it into underwriting output fast.
  • Not a fit today: you're looking for a cheaper or free substitute for CoStar's underlying comps and listings data itself — that's a different problem than the one Titleman solves.
