How do private lenders evaluate a bridge loan on a commercial property quickly?
Private lenders evaluate a bridge loan quickly by focusing on three questions: what the property is worth today, what it will be worth when the business plan is done, and whether the borrower can realistically get there before the loan matures. Collateral value and the exit, not current cash flow, carry most of the decision.

Private lenders evaluate a bridge loan quickly by focusing on three questions: what the property is worth today, what it will be worth when the business plan is done, and whether the borrower can realistically get there before the loan matures. Collateral value and the exit, not current cash flow, carry most of the decision.
The quick evaluation
1. As-is value: recent arm's-length sales of similar properties nearby, adjusted for condition and occupancy.
2. Loan to as-is value and loan to cost: how much of today's value and of the total budget the loan covers.
3. The business plan: renovation budget, lease-up timeline, target rents. Are the target rents supported by recent leases?
4. As-stabilized value: stabilized NOI over a market cap rate.
5. The exit: will a permanent lender refinance the stabilized asset at today's rates, and at what loan amount? Does that repay the bridge loan?
6. The sponsor: experience with this kind of plan, liquidity and track record.
Red flags
- Target rents above anything leased nearby.
- A timeline with no room for delays in permits or leasing.
- An exit that only works if cap rates fall.
- Title issues, liens or recent transfers that do not make sense.
Speed without shortcuts
The slow parts are comps, market rents and checking the borrower's numbers. Those can be done in hours with a tool that reads the package and pulls the market itself.
