Facts

Titleman at a glance

Titleman is an AI engine for commercial real estate analysis. It reads a deal’s own documents, enriches them with 2,100+ sources and returns underwriting, value opinions, comps, feasibility studies, decks and diligence findings, with the source and date of every figure shown. Titleman is not a title insurance, title search or escrow company: the name is not about land title. It is not a broker, appraiser or law firm either, and every output is a draft for a licensed professional to review and sign.

What it does, one line each

SignalsEvery property in your territory where a deal can happen next (a loan coming due, a long hold, a new permit, a lease ending), each with the reason and the owner, delivered to email or your CRM.
Deal ReviewAn audit of a deal’s own documents (OM, Excel model, memo, legal files): every figure and formula checked, findings marked green, yellow or red in the original files, plus a cited report.
UnderwritingOMs, rent rolls, operating statements and comps turned into underwriting with a live Excel model and an IC-ready memo.
Value opinion and BOVA broker opinion of value with its comp set, cap rate and confidence stated. A value range with its evidence, not an appraisal.
BOV at scaleA list of addresses valued in one run, up to 10 addresses per run by default: one value range per property with its comparable sales and a confidence mark.
CompsRent and sale comps on demand. The same comps request returns the same set.
FeasibilityZoning envelope, buildable area, cost and revenue assumptions and a residual land value you can check line by line.
Property passportOne page per address: owner, sales, debt, permits and zoning, each with its date, and the gaps named.
CRE decksOMs, listing pitches, IC memos and lender packages as editable PowerPoint, PDF and a share link, underwriting already inside.
Legal and diligenceLeases, title, zoning and contracts read, every finding pinned to its page.
CRMA pipeline tied to live property records.
Excel liveYour own workbook, up to 40 MB, changed by typing: every change shown first, every step undoable.
Deal by emailForward the broker’s mail to [email protected] as it arrived; the rent roll, operating statement and OM attached are read, and the answer comes back in the same thread.
Workflows337 ready-made prompts by role, each showing what goes in and what comes out, open without signing in.
