What software calculates DSCR, LTV and debt yield from deal documents?
Software that reads deal documents can compute DSCR, LTV and debt yield directly from the rent roll, the T-12 and the loan terms, instead of from figures typed into a sizing sheet. The useful ones also show each input's source, so a credit officer can see whether the NOI came from actual statements or from the borrower's pro forma.

The three ratios
- DSCR (debt service coverage ratio) = NOI / annual debt service. Many lenders look for 1.20× to 1.35× depending on the asset and the loan.
- LTV (loan to value) = loan amount / property value. The value may be the appraisal, the purchase price or the lender's own estimate.
- Debt yield = NOI / loan amount. It ignores rate and amortization, which is why lenders use it as a floor.
Where the errors come from
- NOI: using pro forma rents instead of in-place rents, or leaving out reserves and management fees.
- Debt service: using an interest-only payment when the loan amortizes after a few years.
- Value: using the asking price instead of a supported value.
What to look for in software
1. It reads the documents themselves, not only a typed summary.
2. It shows in-place and pro forma NOI side by side.
3. It stress tests the ratios: higher rate, lower occupancy, higher exit cap rate.
4. It sizes the loan to the tightest constraint and says which one binds.
How Titleman does it
Titleman builds the NOI from your rent roll and T-12, computes DSCR, LTV and debt yield, sizes the loan to the binding constraint and shows each input with its source in your Excel template. See how Deal Review works: https://titleman.ai/products/deal-review
