Alpha Residential: what renters say about The Monarch on East Broad, and what The PM can do about it
Read on October 30, 2026. Prepared for Chad Kesich. Nothing here comes from your systems. It is what anyone can read from the outside, plus drafts we wrote for you.
YOUR BUILDING
The Monarch on East Broad, 7220 E Broad St, Columbus, OH 43213: 216 units, 3 floors, built in 2020.
AS IT IS TODAY (class: measured, read October 30, 2026)
1. Reviews: 3.7 stars across 164 reviews. We could read the 5 newest; 3 of them are critical (wheels and tires stolen from the lot, a musty smell in the unit, utility submeter charges nobody explained). One of the three says outright that management did not respond.
2. Asking rents in current listings: $1,128 to $1,345 a month, 681 to 957 sq ft.
3. What we cannot see from outside: how many of your 164 reviews have no owner reply. That count sits in your review dashboard, not on the open page, so we do not guess it.
WITH THE PM (class: can, a forecast, not a result and not a promise)
- Every new review can get a drafted reply the same day, in your voice, for a manager to check in a minute or two.
- A maintenance report such as a musty smell can become a work order with a vendor, and The PM can check the work and the invoice against the contract and the market price.
- A utility charge question can come with the meter reading, the rate and how the charge was calculated, ready to send.
THREE REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, not posted; anything in brackets your manager confirms)
1. Luis C., wheel and tire theft, says management did not respond:
"Luis, thank you for telling us, and we are sorry your car was hit on our property. You should not have had to wait for an answer. Please call [leasing office phone] or email [community manager email] with the date and your report number, and [name] will come back to you within one business day. [confirm we are reviewing lighting and patrols before saying so]"
2. Kimmy K., mold smell:
"Kimmy, thank you for flagging this. A musty smell is something we want to look at in the unit, not discuss in a review. Please send a work order at [resident portal] or call [maintenance line] and mention odor; a technician will inspect and report back to you in writing. [confirm inspection window]"
3. Daisha G., utility submetering charges:
"Daisha, thank you for the detail. Billing questions deserve a clear answer. Please email [billing contact] with your unit number and the month in question; we will send the meter reading, the rate and how the charge was calculated. If it was wrong, we will correct it. [confirm correction policy]"
Two positive reviews need only a short thank-you from your manager.
WHAT IT COSTS ON YOUR UNITS
$1 per unit per month. For the 216 units of The Monarch: $216 a month. $1 of NOI is worth about $20 of value at a 5% cap rate (our estimate; the cap rate is an assumption).
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
For example, at The Monarch on East Broad with $1.28M of operating expenses, The PM can check every opex line against its contract and the market price, and it can find a gap of, say, 23%: that is $295K each year, about $295K more NOI, and about $5.89M of building value at a 5% cap rate. Assumptions: 216 units renting at $1,236 a month (the middle of the listed range) and operating expenses at 40% of income (income $3.20M, NOI $1.92M). Estimated by us, not reported by you: operating expenses. Your numbers will differ.
HOW WE MEASURED
- Rating and review count: read from the review page on October 30, 2026; counts move daily.
- Review content: the 5 newest reviews that load without signing in.
- Units, floors and year: as listed for the building; rents: current listings, range as shown.
- Reply drafts: written from the review text alone.
