Hillpointe: what renters say about Pointe Grand Jacksonville West and Pointe Grand on Main, and what The PM can do about it
Read on October 30, 2026. Prepared for the Hillpointe team. Nothing here comes from your systems. It is what anyone can read from the outside, plus drafts we wrote for you.
YOUR BUILDINGS
Two Pointe Grand communities in Jacksonville, FL, both built in 2024, both 3 stories:
- Pointe Grand Jacksonville West, 10350 103rd St, Jacksonville, FL 32210: 264 units
- Pointe Grand on Main, 11833 N Main St, Jacksonville, FL 32218: 268 units
Together 532 units. Your portfolio is much larger; these are the two we read.
AS IT IS TODAY (class: measured, read October 30, 2026)
1. Jacksonville West: 4.8 stars across 298 reviews. We could read the 5 newest; one is critical in its text: a roach problem that grew as the community filled, pest-control requests with no change, and a pool often closed or dirty (about 5 months old).
2. Pointe Grand on Main: 4.5 stars across 99 reviews. We could read the 5 newest; one is critical: a resident warns that many of the 5-star reviews may come from staff or friends of staff (about 2 months old). The same sample mentions maintenance 3 times, pests twice, noise twice and safety once.
3. Asking rents in current listings: $1,375 to $1,718 at Jacksonville West and $1,350 to $1,722 at on Main.
4. What we cannot see from outside: how many reviews have no owner reply, or how long replies take. That sits in your review dashboards, so we do not guess it.
WITH THE PM (class: can, a forecast, not a result and not a promise)
- A repeated pest-control request can become a tracked ticket with a vendor, a date and a check that it was closed.
- Every new review can get a drafted reply the same day, so a critical one is answered within a day.
- A vendor invoice can be checked against its contract and the market price on every ticket.
TWO REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, not posted; anything in brackets your manager confirms)
1. jacob M., Jacksonville West, pests and pool:
"Jacob, thank you for telling us, and we are sorry the pest-control requests did not fix this. Please email [community manager email] or call [leasing office phone] with your unit number; we will schedule a treatment, confirm the date in writing and check back after. [confirm vendor and pool status]"
2. samantha B., on Main, trust in the reviews:
"Samantha, thank you for raising this. Reviews should come from real residents, and we do not want anyone to feel they cannot trust ours. If you have a concern about a specific review, please email [community manager email] and we will look into it. [confirm review policy]"
The other reviews we could read are positive and need only a short thank-you from your manager.
WHAT IT COSTS ON YOUR UNITS
$1 per unit per month. For the 532 units of these two communities: $532 a month. $1 of NOI is worth about $20 of value at a 5% cap rate (our estimate; the cap rate is an assumption).
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
For example, at Pointe Grand Jacksonville West and On Main with $3.83M of operating expenses, The PM can check every opex line against its contract and the market price, and it can find a gap of, say, 23%: that is $881K each year, about $881K more NOI, and about $17.6M of building value at a 5% cap rate. Assumptions: 532 units renting at $1,500 a month and operating expenses at 40% of income (income $9.58M, NOI $5.75M). Estimated by us, not reported by you: rent and operating expenses. Your numbers will differ.
HOW WE MEASURED
- Rating and review count: read from the review pages on October 30, 2026; counts move daily.
- Review content: the 5 newest reviews that load without signing in for each community; the pages label the star display inconsistently, so we judged them by their text.
- Units, address and year: as listed for each community; rents: current listings, range as shown.
- Reply drafts: written from the review text alone.
