Read on October 30, 2026. Prepared for Jack McIntyre. Nothing here comes from your systems. It is what anyone can read from the outside, plus drafts we wrote for you. YOUR BUILDING The Bradley Daytona, 1500 Alexis Avenue, Daytona Beach, FL 32117: 300 apartments in 8 buildings, built in 2026. Your portfolio is much larger; this is the one community we read. AS IT IS TODAY (class: measured, read October 30, 2026) 1. Reviews: 4.5 stars across 13 reviews on one review page. The page shows 6 of them. One is critical (June 2026): upstairs noise, trash left outside for days, lease rules not enforced, and "if you complain to the office no action is being taking." One more (September 2025) is mixed, about a noisy upstairs neighbor. 2. Current listings show 44 of the 300 apartments available. 3. What we cannot see from outside: how many reviews on all sites have no owner reply. That count sits in your review dashboards, so we do not guess it. WITH THE PM (class: can, a forecast, not a result and not a promise) - A resident complaint about noise or trash can become a logged ticket with an owner, a date and a written follow-up to the resident. - Every new review can get a drafted reply the same day, so a critical one is answered within a day. - A vendor invoice, such as trash removal, can be checked against its contract and the market price on every ticket. TWO REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, not posted; anything in brackets your manager confirms) 1. Critical review, June 2026 (noise, trash, lease enforcement): "Thank you for telling us, and we are sorry the office did not act on your complaints. Please email [community manager email] or call [leasing office phone] with your building and the dates of the noise and the trash; [name] will review each one and send you the steps taken in writing. [confirm lease-enforcement process]" 2. Mixed review, September 2025 (noisy upstairs neighbor): "Thank you for the kind words and for mentioning the noise. If it continues, please email [community manager email] with your unit number so we can follow up with the neighbor and let you know the outcome. [confirm noise policy]" WHAT WE WOULD DO NEXT Tell us who on your team should receive these drafts. For the next two weeks we send suggested replies for new reviews at The Bradley Daytona by email, as they appear, and you check them against your own numbers. AN EXAMPLE OF THE EFFECT (illustrative, not a client result) For example, at The Bradley Daytona with $2.59M of operating expenses, The PM can check every opex line against its contract and the market price, and it can find a gap of, say, 23%: that is $596K each year, about $596K more NOI, and about $11.9M of building value at a 5% cap rate. Assumptions: 300 units renting at $1,800 a month and operating expenses at 40% of income (income $6.48M, NOI $3.89M). Estimated by us, not reported by you: rent and operating expenses. Your numbers will differ. HOW WE MEASURED - Rating and review count: read from the review page on October 30, 2026; counts move daily. - Review content: the 6 reviews the page shows, with dates as shown; one review is cut off on the page, so we used only the part visible. - Units, address and year: as listed for the building. - Reply drafts: written from the review text alone.
