Screening an incoming OMFrom about 2 hours by hand to about 30 to 40 minutes of engine time and about 12 minutes of your check.
Estimate. This process has no clock of its own yet. A test on five incoming OMs, three ways, is running and will replace it.
By hand
about 2 hours
EstimatePer OM, read and checked against the record.
With Titleman
about 30 to 40 minutes + 12 minutes
EstimateEngine time, then your check of the questions.
Step by step
What changes at each step
- 01
Read the OM
By hand An analyst reads the memorandum and keeps a list of its claims.
With Titleman The OM is read in full and each claim is listed.
- 02
Check it against the record
By hand Rents, taxes, loan, sales history and permits are looked up one by one.
With Titleman Each claim is set against the property record, with the record’s date. Where they disagree, both are shown.
- 03
Decide whether it is worth the team’s time
By hand A short call, made on what could be checked in the hour.
With Titleman A passport and a light value opinion come back with the claims that do not hold.
- 04
Ask the broker
By hand Questions are written after the read, often a day later.
With Titleman The questions to put to the broker are drafted from the gaps. Your team edits and sends them.
What closes it: Light screening: a property passport and a value opinion.
Three numbers
The process, the lever and the result that matters
The process
about 2 h → 30 to 40 min
EstimatePer OM. Hours by hand are an estimate; engine time is an estimate until the test on five OMs is in.
The lever
the same-day question
EstimateThe broker has the questions the day the OM arrives, not the week after.
The top metric
no OM left unread
EstimateEvery incoming OM gets a first read, so the queue for a deal is joined earlier.
Same object, two ways
The same OM, two ways
We show a fictional offering summary because a real OM belongs to its sender. The questions are a human-written illustration, not unedited engine output.
By hand
- Read 40 pages and keep a list of claims
- Look up each rent, tax and loan figure on its own
- Write the questions after the read
With Titleman
The example page lists eight assumptions in an illustrative offering summary and a human-written letter that asks about them.

Your hours on this process
Type your own numbers. The result is your team’s time at your own rate, by hand and with the check of the output. It is not a quote.
- By hand, a month
- 60 hours · $4,500
- With the check of the output, a month
- 6 hours · $450
- Hours your team gets back
- 54 hours
2 hours by hand per OM is an estimate (note 1 below). The check share is an assumption. The cost per hour is yours; 75 is only an example. For a whole deal, the deal-hours calculator counts task by task.
How we know
Method and footnotes
- EstimateAbout 2 hours by hand per OM. A typical incoming OM read and checked by an analyst against the record. A rule of thumb, not a measurement of your team.
- EstimateAbout 30 to 40 minutes of engine time. Screening is a property passport and a light value opinion. The full value opinion has its own clock (about 45 minutes, median of 66 runs, 30 days to 18 October 2026), so the light one is expected to be shorter. This process has no clock of its own yet.
- AssumptionAbout 12 minutes of your check. Your team’s check of the output: 10% of the hand hours. An assumption, editable in the calculator.
- To measureHuman with an AI assistant. Measured in a test on five incoming OMs, three ways: by hand, with an assistant, with Titleman. The answer key is written in advance. Results will be added here and on the results page.
