Three numbers

The process, the lever and the result that matters

  • The process

    12 h → 45 min

    Measured

Hours by hand are an estimate. Engine time is the median of 66 production runs.

  • The lever

    a list in one run

    Measured

A list of addresses took a median of 28 minutes (138 runs), so a pitch can go to every owner on it.

  • The top metric

    13% median error

    Measured

Against the recorded sale price on 30 sales. The price fell inside our stated range in 14 of 30.

How we know

Method and footnotes

  1. EstimateAbout 12 hours by hand. By hand: the figure Titleman publishes in its deal-hours tool, an estimate for a typical deal, not a measurement of your team. One broker opinion of value.
  2. Measuredabout 45 minutes for a value opinion. Median time from the request to the delivered files over 66 completed production runs created in the 30 days to 18 October 2026; the middle half of runs took 34 to 62 minutes.
  3. Measuredabout 28 minutes for a list of addresses. Median over 138 completed production runs of BOV at scale in the same window; the middle half of runs took 21 to 38 minutes. List sizes differ from run to run. The latest 30 days: about 19 minutes, median of 39 runs.
  4. Measured13% median error on 30 sales. For each property the engine produced a standard Value Opinion as of the day before its recorded sale. The sale price and date were not given in the request. The point value is the figure the Value Opinion states; where it states only a range, we took its midpoint (one sale). Error is the stated value minus the recorded price, divided by the price. All 30 valued sales are counted. Properties where the engine gave no value (wrong parcel in the register, a stopped run) were set aside and are not scored; none was dropped for a poor result.
  5. AssumptionYour check of the output. Your team’s check of the output: 10% of the hand hours. An assumption, editable in the calculator.
