Aker Companies: what we read about your portfolio, and what The PM can do on your numbers
Read on November 4, 2026. Prepared for Harrison Mack. Nothing here comes from your systems. It is what anyone can read from the outside, plus an example we computed.
WHAT WE READ (class: measured, read November 4, 2026)
1. Your site reports 20+ communities, 25,000+ residents, $2.5B+ invested in multifamily and mixed-use properties, and $150M+ in capital repairs, improvements and developments.
2. Your site names no individual communities and gives no unit counts, so we do not use a building of yours as the example below. We use a portfolio-level example with every assumption written out.
3. What we cannot see from outside: your operating expenses, vendor contracts, vacancy days or collections. Those sit in your own systems, so we do not guess them.
WITH THE PM (class: can, a forecast, not a result and not a promise)
- A vendor invoice can be checked against its contract and the market price on every ticket, which matters most where repair and improvement spend is large.
- Every operating expense line can be compared with its contract and the market price, so a gap shows up as a number per community.
- Every lead can be answered at once and every turn kept on schedule, which can cut the days a unit sits empty.
- Every new review can get a drafted reply the same day.
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
For example, at a 200-unit community with an estimated $1.92M of operating expenses, The PM can check every opex line against its contract and the market price, and it can find a gap of, say, 23%: NOI would rise by about $442K and building value by about $8.83M at a 5% cap rate.
Assumptions: 200 units renting at $2,000 a month and operating expenses at 40% of income (income $4.80M, opex $1.92M, NOI $2.88M); cap rate 5%. Estimated by us, not reported by you: rent and operating expenses. Your numbers will differ. Across 20+ communities the same arithmetic scales with your own unit counts and rents.

HOW WE MEASURED
- Portfolio figures: as stated on your site on November 4, 2026.
- Example: computed from the assumptions above; every assumed number is flagged as estimated by us.
