GFI Capital: what the PM can do across your apartment communities

What The PM can do for the apartment communities GFI Capital develops and manages

What The PM can do for the apartment communities GFI Capital develops and manages What we read (gficap.com and the community sites, read November 4, 2026) 1. Ascent at Metropolitan Naples, 1950 Mayfair Street, Naples, FL 34104: 270 multifamily units, as listed on the GFI development page. 2. Copper Ridge Apartments, 341 North Forest Avenue, Liberty, MO 64068: 292 rental units, as listed on the GFI development page. 3. Mission Gateway in Mission, KS is listed as coming soon, with no unit count yet. 4. GFI also offers third party multifamily property management with full service on-site teams. The management page names The Parc Vendome (340 W 57th St, New York), Eastern Parkway (175 Eastern Parkway, Brooklyn), The Newport (370 E 76th St, New York) and 50 Lefferts (50 Lefferts Ave, Brooklyn), with no unit counts. The sites do not show rents or how many units are open today, so this page works at portfolio level on the two rental communities with a stated unit count (562 units) and writes every assumption out. If you send us your rent roll or the community list, we will redo it building by building. What The PM can do, community by community 1. Answer every new lead at once and book the tour, so a unit does not sit empty while an inquiry waits. 2. Draft a reply to every renter review, so no review stays without an answer. 3. Find a vendor for each repair, check the finished work, and check the invoice against the quote. 4. Run rent collection and the month close, so each community's books are ready on a fixed day. For communities that are leasing up or turning units often, the first and third items are where days are usually lost. That is why the example below is about empty days. Illustrative example, not a client result Assumptions, all written out so you can replace them with your own: 1. 562 units: 270 at Ascent and 292 at Copper Ridge, as your site states. 2. Rent of $2,000 a month per unit. This is OUR estimate, not reported by you. Your rents will differ. 3. Operating expenses at 40% of income, a 5% cap rate, 3% management fee deducted. 4. 45% of units turn in a year and each turn leaves the unit empty 30 days. Today, with those assumptions: income is $13.5M a year, NOI is about $8.09M, and about $506K a year of rent is lost to empty units. With The PM, it can cut the days a unit sits empty by, say, 20%: that is about $101K of rent kept, about $98K of NOI after the management fee, and about $1.96M of value at a 5% cap rate. This is an estimate by us, not a promise and not a client result. We have no case study yet. Unit counts and addresses: gficap.com development and management pages, ascentmetronaples.com, copperridgekc.com, read 2026-11-04, class measured (as stated by the firm and the community sites). 2. Rent, turn rate, empty days, expense share, cap rate: class estimate, ours. 3. Every figure in the example is computed from those assumptions and is class illustrative.
