YOUR BUILDINGS (as listed on globepm.ca)
- Shelard Manor, 200 Adsum Dr., Winnipeg, MB (unit count not on your site)
- The Bolt, 2735 Pembina Hwy., Winnipeg, MB (unit count not on your site)
- Northwood Oaks, 1452 Jefferson Ave., Winnipeg, MB and Courts of St. James, 28-2727 Portage Ave., Winnipeg, MB (listed, not read in detail)
- Portfolio: "Over 8,000 Units" across 5 provinces, per your home page.
AS IT IS TODAY (class: measured, read November 4, 2026)
1. Shelard Manor: 2.3 stars on the review page we read. Of the 5 reviews shown on that page, none has a reply from the owner. The two newest are about a month old and both are critical: rude staff, a dirty building, rent that rises while facilities lack, a cut security deposit, frequent water problems, and an apartment not cleaned at move-in.
2. The Bolt: your own listing page showed 16 suites on offer that day. 12 were marked available immediately, 3 were dated December 1, 2026, and 1 was application pending. Three suite types showed a waiting list. Starting rents ran from $1,475 to $2,300 a month as listed.
3. What we cannot see from outside: how many of your reviews across all buildings are unanswered, how long each suite has sat empty, and your real rents. Those sit in your own systems, so we do not guess them.
WITH THE PM (class: can, a forecast from the numbers above, not a result and not a promise)
- Every new review and every lead can get a drafted answer the same day. On Shelard Manor that can mean a reply to each critical review within a day.
- A maintenance request such as a water problem can go to a vendor, and The PM can check the work and the invoice against the contract.
- A rent increase letter can carry the reason in plain words, which is what the Shelard Manor reviews say is missing.
- The 12 suites at The Bolt marked available immediately can have every inquiry answered at once and every tour booked.
TWO REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, not posted; anything in brackets your manager confirms)
1. Shelard Manor, review about rude staff, a dirty building and a cut deposit:
"Thank you for telling us, and we are sorry about your experience. This is not the standard we want at Shelard Manor. We would like to look at the deposit deduction with you and walk through each item. Please email [manager email] with your move-out date and we will answer within one business day."
2. Shelard Manor, review about water problems and an apartment not cleaned at move-in:
"Thank you for writing, and we are sorry your move-in was not what it should have been. A suite should be clean and every water issue fixed fast. We have asked [maintenance lead] to check the water in your building this week. Please email [manager email] with your suite number so we can follow up with you directly."
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
For example, at a Globe portfolio of 8,000 units with an estimated $5.40M each year of rent lost to empty units, The PM can answer every lead at once and keep every turn on schedule, and it can cut the days a unit sits empty by, say, 20%: NOI would rise by about $1.05M and building value by about $21M at a 5% cap rate. Assumptions: cap rate 5%; operating expenses 40% of income; 8,000 units renting at $1,500 each month; 20% fewer empty days (30 a turn, 45% of units turn a year), 3% management fee deducted. The rent and the expenses are our estimates, not reported by you. Your numbers will differ.
