Greystar: what The PM can do across your communities, with a worked example
Read on November 4, 2026. Prepared for Michael Burkin. Nothing here comes from your systems.
WHAT WE SAW
Your own site says Greystar has over 1 million apartments to rent.
We did not read the numbers of any one community, because we do not know which ones sit on your desk today. So the example below is built on stated assumptions, not on your data.
WHAT THE PM CAN DO ON A COMMUNITY
Leads and tours: The PM can answer every new lead and book the tour.
Resident reviews: The PM can draft a reply to every new review for a manager to check before it goes out.
Vendor invoices: The PM can check each invoice against its contract and the market price before it is paid.
Rent collection and month close: The PM can follow up on late rent and prepare the month close for the owner report.
WORKED EXAMPLE (illustrative, not a client result)
A 300 unit community, rent $1,900 a month per unit, operating expenses 40% of income. That is income of $6.84M a year, operating expenses of $2.74M and NOI of $4.10M.
If The PM checks every operating expense line against its contract and the market price and finds a gap of, say, 23%, and the gap is closed in full, NOI would rise by about $629K a year and building value by about $12.6M at a 5% cap rate.
Estimated by us, not reported by you: rent and operating expenses. The 23% gap is a "say" figure, not a finding. Your numbers will differ.
HOW TO READ THE NUMBERS
Rent is our estimate. Operating expenses are our estimate at 40% of income. The cap rate of 5% is our assumption. The gap is illustrative.
Every figure is a draft for your own team to replace with the real ones.
WHAT WE WOULD DO NEXT
Tell us which matters more for the communities you work on: faster answers to leads and reviews, or a check on every vendor invoice. We will rebuild the example on your real numbers for one community.
