John M. Corcoran & Company: what a renter sees at The Devon at Weiss Farm, and what The PM can do about it Read on November 4, 2026. Prepared for Ian Gasco-Wiggin. Nothing here comes from your systems. It is what anyone can read from the outside, plus drafts we wrote for you. YOUR COMMUNITY The Devon at Weiss Farm, 168 Franklin Street, Stoneham, MA 02180: 259 apartments and townhomes, as listed for the community. It is one of 72 communities on your communities page, so treat it as the sample building for the whole portfolio. AS IT IS TODAY (class: measured, read November 4, 2026) 1. Your own community site: its floor plans page lists 6 plans (Studio, 1 Bed, 1 Bed Den, 2 Bed, 3 Bed, 3 Bed Townhome). None of the 6 shows a price, a square footage or an availability count. The page tells the renter to contact you to schedule a tour. 2. A major apartment listing site, same day: 22 available units are listed for the community. One studio, unit 3405, is marked available now with "Ask for Pricing" instead of a rent. The studios with a price are listed from $2,318 to $2,974 for 523 to 547 sq ft, a spread of $656 a month for the same size range. 3. What we cannot see from outside: how many of those renters asked, how fast each got an answer, and how many tours were booked. Those counts sit in your leasing system, so we do not guess them. WITH THE PM (class: can, a forecast, not a result and not a promise) - Every lead that asks about a plan or a unit can get the price and a tour slot in one reply, including units that show "Ask for Pricing". - Every new review can get a drafted reply in your voice, for a manager to approve before it goes out. - A vendor invoice can be checked against the contract and the market price, and rent collection and the month close can run from the same place. TWO REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, not sent; anything in brackets your manager confirms) 1. A lead asks about studio 3405, which shows "Ask for Pricing": "Thanks for asking about studio 3405 at The Devon at Weiss Farm. The rent is [price from the leasing system] and it is available [move in date]. We can show it [two tour slots from the calendar]. Reply with the one that works and we will hold it for you." 2. A lead asks about the 2 Bed, whose plan page shows no price: "Thanks for asking about the 2 bed, 2 bath at The Devon at Weiss Farm. Current rents start at [price from the leasing system] and the next one is available [date]. We can show it [two tour slots from the calendar]. Reply with the one that works and we will hold it for you." AN EXAMPLE OF THE EFFECT (illustrative, not a client result) For example, at The Devon at Weiss Farm with an estimated $338K each year of rent lost to empty units, The PM can answer every lead at once and keep every turn on schedule, and it can cut the days a unit sits empty by, say, 20%: NOI would rise by about $66K and building value by about $1.31M at a 5% cap rate. Assumptions: 259 units at an average rent of $2,900 a month (our estimate from the asking rents above), operating expenses at 40% of income (income $9.01M, NOI $5.41M), 30 empty days a turn, 45% of units turn a year, 3% management fee deducted. Estimated by us, not reported by you: rent. Your numbers will differ.
