Kaplan Companies: what we see on your buildings, and what The PM can do

Kaplan Companies: what we see on your buildings, and what The PM can do Prepared for Jason Kaplan, November 4, 2026. Titleman AI, on behalf of the Titleman team. YOUR BUILDINGS (units as reported in trade press) Merriewold, Highland Park, NJ: 196 apartments (trade press report) Amaranth at North Brunswick, 2775 US Highway 130, North Brunswick, NJ: 222 active adult apartments, opened 2022 (trade press report, May 2022) Gateway at Carteret, 101 Roosevelt Ave, Carteret, NJ: 197 apartments (listing page) Camelot at LaMer, Parlin, NJ: unit count differs by source, so we do not use it Your company lists more communities than these four; we only used what we could read and source. WHAT WE SEE FROM OUTSIDE (measured November 4, 2026) 1. The same community is described by several listing and review pages, and each page carries its own rents, photos and reviews. Amaranth is listed from $2,050 to $3,690 for one and two bedrooms, Gateway from $1,950 to $3,016. Any lead who compares pages sees several versions of your building. (class: measured, n = 2 communities, rents read from listing pages) WHAT THE PM CAN DO (can, not a result for you yet) Answer every lead and offer a tour time within minutes, day and night. Draft a reply to every review for your approval. Send the right vendor for a work order, check the finished work and the invoice. Track rent collection and prepare the month close. ILLUSTRATIVE EXAMPLE (an example, not a client result, and the inputs are our assumptions, not your figures) Take Amaranth at 222 units. Assume an average rent of $2,500 a month (we picked a point inside the listed range) and that 40 percent of units turn each year, so about 89 move outs. If faster lead answers and tour booking could shorten each vacancy by 3 days, that is 89 x 3 = 267 vacant days. At $2,500 a month, one day is about $83, so 267 days is about $22,000 of rent a year on this one community. If your real turnover, rent or days differ, the figure moves with them. Your numbers will differ. ONE QUESTION Which matters more to you on these buildings today: filling units faster, or the time your team spends on resident requests and reviews? Notes: all numbers above are class measured (listings, news reports, read November 4, 2026) except the example, which is illustrative.
