Longmark: what we read on longmark.com, and what The PM can do about it
Read on November 4, 2026. Prepared for Nick Haechler. Nothing here comes from your systems. It is what anyone can read from the outside, plus drafts we wrote for you.
YOUR PORTFOLIO
Longmark describes itself as a vertically integrated residential real estate investment firm with $2.0B in assets under management across 25+ markets. The site names no individual community or home and gives no unit count, so this page works at the level of the whole portfolio, not one building.
AS IT IS TODAY (class: measured, read November 4, 2026, on longmark.com)
1. We found no page on longmark.com for a renter or a prospect: no homes listed for rent, no resident portal, no maintenance request and no application link. The only ways in are one partner inbox ([email protected]) and one phone line. If your residents reach you through another site, this line does not apply.
2. The site says 25+ markets. In each market a repair, a turn or a lease-up runs through a local vendor and a local lead, so the number of invoices and inquiries grows with every market added.
3. What we cannot see from outside: how many leads and resident messages reach you each week, how fast they get an answer, and what your vendor invoices total. Those counts sit in your own systems, so we do not guess them.
WITH THE PM (class: can, a forecast, not a result and not a promise)
- A lead that asks about a home can get a drafted reply with the price and a tour slot, for a manager to approve before it goes out.
- A resident's repair request can become a work order with a vendor and a date, and the resident can get a reply that says so.
- A vendor invoice can be checked against the contract and the market price before it is paid, in every market.
- Rent collection and the month close can run from the same place.
TWO REPLIES WE ALREADY DRAFTED FOR YOU (drafts only, nothing was sent; anything in brackets your manager confirms)
1. A lead who writes: "Is the 3 bedroom still available, and can I see it this week?"
"Thanks for asking about the 3 bedroom at [address]. It is available from [date] at [monthly rent]. We can show it [two tour slots from the calendar]. Reply with the one that works and we will hold it for you."
2. A resident who writes: "The dishwasher stopped draining three days ago."
"Thank you for letting us know. We opened a repair request for the dishwasher at [address]. [Vendor] can come on [date], between [window]. Reply here if that day does not work and we will move it."
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
For example, at an illustrative 500-home portfolio with an estimated $383K each year of rent lost to empty units, The PM can answer every lead at once and keep every turn on schedule, and it can cut the days a unit sits empty by, say, 20%: NOI would rise by about $74K and building value by about $1.48M at a 5% cap rate. Assumptions: 500 homes at an average rent of $1,700 (our estimate, not your figure), operating expenses at 40% of income (income $10.2M, NOI $6.12M), 30 empty days a turn, 45% of homes turn a year, 3% management fee deducted. Estimated by us, not reported by you: rent. Your numbers will differ.

HOW WE MEASURED
- Site contents, markets and assets under management: longmark.com home page and its links, read November 4, 2026. A second page we tried, /about, does not exist.
- Reply drafts: written from the kind of message a renter sends, with no data from you.
- The 500-home portfolio is an assumption chosen to show the arithmetic, not a count of your homes.
