Next Wave Investors: what we can see across your communities, and what The PM can do about it

Read on November 4, 2026.

Read on November 4, 2026. Prepared for David Sloan. Nothing here comes from your systems. It is what anyone can read from the outside, plus an example we computed with the assumptions written out. YOUR COMMUNITIES (as listed on your own portfolio page, November 4, 2026) Currently owned, 10 communities, 1,322 units: - Spanish Oaks, Las Vegas, NV: 216 units - Shiloh Park, Plano, TX: 73 units - River Lofts, Tualatin, OR: 74 units - Serrano, Spokane, WA: 300 units - Park Central Luxury Townhomes, Phoenix, AZ: 56 units - Tompkins Cove, Las Vegas, NV: 74 units - Westover Parc, Phoenix, AZ: 300 units (listing sites show a different unit count for this one, so we did not use it for any claim) - Townhomes at Mountain Ridge, Salt Lake City, UT: 63 units - Aspen Village Apartments, West Valley City, UT: 90 units - Cove on Bruce, Salt Lake City, UT: 76 units Your page also shows 19 sold communities, which we left out. AS IT IS TODAY (class: measured, read November 4, 2026) 1. Serrano, 300 units: the review page we could read shows 3.2 stars across 354 reviews. The same building shows a different rating on other review sites, and some of them blocked our read, so we did not copy those numbers. 2. What we cannot see from outside: how many reviews are unanswered, how long units sit empty, and what you pay vendors. That sits in your own systems, so we do not guess it. WITH THE PM (class: can, a forecast, not a result and not a promise) - Every new lead can get an answer and a tour booking the same day, around the clock. - Every new review can get a drafted reply the same day, for your manager to approve. - A maintenance request can go to a vendor, and The PM can check the work and the invoice against the contract and the market price. - Rent collection and the month close can run in the same place, with your goals as the target. AN EXAMPLE OF THE EFFECT (illustrative, not a client result) For example, across the 1,322 units you own, with an estimated $6.98M of operating expenses, The PM can check every opex line against its contract and the market price. If it found a gap of, say, 23%, that is about $1.61M more NOI each year and about $32.1M of building value at a 5% cap rate. Assumptions: 1,322 units renting at $1,100 a month, and operating expenses at 40% of income (income $17.5M, NOI $10.5M). Rent and operating expenses are estimated by us, not reported by you. The $1,100 comes from the range of two bedroom rents shown on listings for Serrano. Your numbers will differ. HOW WE MEASURED - Communities and unit counts: your portfolio page, November 4, 2026. - Serrano rating and review count: one review site, November 4, 2026; counts move daily. - Example: computed from the assumptions above; value is NOI divided by the cap rate.
