Quinn Residences: what we can see from the outside on your 33 communities, and what The PM can do about it

Prepared for Jonathan Leiner, VP, Finance and Asset Management. Read on November 4, 2026. Nothing here comes from your systems. It is what anyone can read from the outside, plus an example we built with every assumption written out.
WHAT WE SEE
1. Your site states 33 communities and 5,138 homes, all single family homes built for rent, in five states. That is about 156 homes per community on average.
2. By state, as listed on your site: Georgia 14 communities (Crescent Valley, Drayton Park at Savannah Quarters, Harmony Heights, Mulberry at Rice Hope, Covington Town Center, Dorchester Place, McCart Landing, Pates Creek, Snapping Shoals, Vista Lake, Riverstone Retreat, The Forum, Towns on Church, Winder Retreat). North Carolina 7 (Belmeade Grove, Isabella Court, Newell Village, Edgewater Commons, Stephens Farm, The Quincy, Westmoreland Estates). South Carolina 6 (Ashcroft, Durham, Fairforest Creekside, Harrington Trail, New River Forest, Tyger Pointe). Florida 5 (Eleven Oaks, Nona Homes, Moccasin Wallow, Terra View, TW). Tennessee 1 (Guild Falls).
3. Your site promises residents a maintenance free way of life, with a dedicated team for yard care, home repairs and service requests. With 5,138 separate homes, every service request is its own address, its own vendor visit and its own invoice.
4. We did not read the review pages, listings or any figures of individual communities, and this page states no number about a specific community. The unit counts per community are not on your site, so the example below works at portfolio level.
WITH THE PM (class: can, a forecast, not a result and not a promise)
- Every new lead can be answered within a day, with the tour booked.
- Every new resident review can get a drafted reply the same day, for a manager to check in a minute or two.
- Every service request can become a ticket with a vendor and a date, and the finished work and the invoice can be checked against the quote.
- Rent collection and the month close can be tracked in one place for each community.
AN EXAMPLE OF THE EFFECT (illustrative, not a client result)
Say your 5,138 homes rent at $1,900 a month on average, so rent is $117.15M a year.
Say 45 percent of homes turn each year and each turn leaves the home empty for 30 days. That is an estimated $4.39M a year of rent lost to empty homes.
If The PM answers every lead at once and keeps every turn on schedule, and that cuts the empty days by, say, 20 percent, NOI would rise by about $852K a year, after a 3 percent management fee. At a 5 percent cap rate that is about $17.04M of value.
Assumptions: 5,138 homes, $1,900 average rent, 30 empty days a turn, 45 percent of homes turn a year, 20 percent fewer empty days, 3 percent management fee, 5 percent cap rate. The rent, the turn rate and the empty days are ours, not reported by you. Your numbers will differ.
The same example is drawn as a picture, with every assumption shown, in our letter to you.
HOW WE READ
- Communities, cities and the 5,138 homes: as stated on your own site, read on November 4, 2026.
- The example is arithmetic on stated assumptions, not a measurement of any community.
