What The PM can do at VYV and the other Aker communities

What The PM can do at VYV and the other Aker communities What we read (akercompanies.com and its news page, read November 4, 2026) - Aker reports 20+ communities, 25,000+ residents and $150M+ in capital repairs, improvements and developments. - VYV Apartments, North and South towers, Jersey City, NJ: 853 apartment homes. The news page says Aker and G&S Investors closed on Brookfield Properties' 50 percent stake, with a $420 million loan from Wells Fargo and JPMorganChase. - 42 Broad, Mount Vernon, NY, completed in 2023, and The Mill, a Greenwich, CT masonry campus built between 1881 and 1981. The site gives no unit count for either, so this page uses VYV, where it does. - The site does not give rents or operating expenses for any community. Those are our estimates and are marked as such. What The PM can do, community by community 1. Check every operating expense line against its contract and the market price, so a gap shows up as a number per community. 2. Check each vendor invoice for a repair or improvement against its contract and the quote. 3. Answer each new lead and book the tour, so a unit does not sit empty while an inquiry waits. 4. Draft a reply to each new review, for a manager to check and send. These are things The PM can do today on a community's own data. We have no case study yet. Illustrative example, not a client result Assumptions, all written out so you can replace them with your own: - 853 units, the count your site gives for VYV. - Rent of $3,600 a month per unit. This is OUR estimate, not reported by you. Your rents will differ. - Operating expenses at 40% of income (our estimate) and a 5% cap rate. Today, with those assumptions: income is $36.8M a year and operating expenses are $14.7M a year. If The PM finds a gap of, say, 5% across those expense lines, that is about $737K a year of NOI and about $14.7M of value at a 5% cap rate. This is an estimate by us, not a promise and not a client result. Send us the real operating statement and we will redo it on your numbers. The picture for the same assumptions: https://titleman.ai/property-management/example?process=opex&name=VYV+Apartments&units=853&rent=3600&est=rent%2Copex&say=5 Footnotes 1. Community names, 853 units, the closing and the loan: akercompanies.com, read 2026-11-04, class measured (as stated by the firm). 2. Rent, expense share, the 5% gap, cap rate: class estimate, ours. 3. Every figure in the example is computed from those assumptions and is class illustrative: 853 x $3,600 x 12 = $36.8M; 40% = $14.7M; 5% = $737K; $737K / 5% = $14.7M.
