What we read about your apartment communities, and what The PM can do for them

YOUR APARTMENT COMMUNITIES AS YOUR SITE LISTS THEM (class: measured, regentproperties.com portfolio and project pages read November 4, 2026) - iLuminate, Phoenix: 111 units, one mid-rise building - Linear, Phoenix: 104 units, one mid-rise building - The McKinley, Phoenix: 108 units, one mid-rise building - Salt Flats Living, Salt Lake City: 86 units, one mid-rise building - Legacy Central, Plano: 800 apartment units on a mixed-use campus with office buildings Each project page shows on-site property management. The three Phoenix communities add up to 323 units. AS IT IS TODAY (class: measured, listing and review pages seen in a web search on November 4, 2026) 1. iLuminate: five review pages show five different ratings for the one building. One shows 3.0 across 24 reviews, one 3.4 across 5, one 4.2 across 43, one 4.8 across 2 reviews from 2018 and one 8.3 out of 10 across 3. We did not average them, because the pages count different reviews. 2. The McKinley: the same 548 square foot studio is listed at $1,448 a month on the community's own page (14 month lease), $1,421 on one listing page and $1,500 on another. Listings change by date, so some of this gap is timing, and it is also what a renter sees when comparing pages. Another listing page showed 12 units available from $1,347 and is older, so we did not use it. 3. We could not tell from outside how many reviews have no owner reply, how many days units stay empty, or how your rents compare with the market. We did not guess. Several listing pages block automated reads and we did not work around that. WITH THE PM (class: can, a forecast, not a result and not a promise) - Every lead that asks about a unit can be answered at once and the tour booked, whichever page the renter came from. - Every renter review can get a drafted reply the same day, on whichever page it lands. - Each vendor invoice can be checked against its contract and the going price before it is paid. - Rent collection and the month close can run in one place across your communities. AN EXAMPLE OF THE EFFECT (illustrative, not a client result) For example, for the three Phoenix communities, 323 units at an assumed $1,700 rent, The PM can answer every lead at once and line up every turn, which can cut the days a unit sits empty by, say, 20%: vacancy loss falls from about $247K to $198K a year, NOI rises by about $48K a year, and building value by about $959K, or 1.2%, at a 5% cap rate. Assumptions: 323 units (from your site), average rent $1,700 a month, 45% of units turn each year, 30 empty days per turn, operating expenses 40% of income, management fee 3%, cap rate 5%. Estimated by us, not reported by you: rent, which we set from the listing rents in point 2. Your numbers will differ. The picture with every assumption: https://titleman.ai/property-management/example?process=vacancy&name=iLuminate%2C+Linear+and+The+McKinley&units=323&rent=1700&est=rent HOW WE MEASURED - Community names, cities and unit counts: as shown on regentproperties.com on November 4, 2026. - Ratings, review counts and studio rents: listing and review pages as they appeared in a web search on November 4, 2026; we did not open every page in full. - The example: computed from the assumptions above. The only number in it that is about your buildings is the unit count.
