How your analyst learns

An analyst that learns your firm, and gets sharper with every deal you send.

Every deal you send teaches your analyst how your team underwrites: your cap rate logic, your red lines, the brokers you trust. Reply to any memo with “next time, do X”, and the next memo does it.

  • You forwardDeals the way they reach you, by email.
  • You correctBy reply, in your own words.
  • It remembersEach correction becomes a rule for your firm.
  • Yours onlyYour files and rules stay with your firm.

How it works

Five steps, and the fifth feeds the first

  1. 01 · Forward

    You forward a deal

The offering memo, the rent roll, the T-12 or the broker’s email, as it reached you.

  2. 02 · Review

The review comes back by email

What holds up and what does not, every figure with where it came from, the files attached.

  3. 03 · Correct

    You correct it by reply

“Next time…”, “we never…”, “our threshold is…”. The way you would tell a new hire.

  4. 04 · Rule

The correction is written down for your firm

As a rule that belongs to your firm only, not to anyone else’s reviews.

  5. 05 · Next review

The next review already follows it

And says so: “as you asked, …”. A correction that is not applied is treated as an incident, not a detail.

A Titleman review on our test case: the findings list, the memo page with each finding marked, and a red flag card with the quote from the file and how it was checked.
Step 2, the review: findings on the memo’s own pages, each with the quote it rests on.
One red flag from the same review: the claim, what our record holds, the quote from the memo and a Resolve button.
Step 3, your correction: each finding can be resolved or corrected, and that answer is what the analyst learns from.

Your files and your rules are used for your firm’s reviews only. They are not put into anyone else’s work or into shared models without your consent.

What to expect

The typical path

The scale is how often our review matches the decision and the corrections of your own analyst on the same deal. We measure it on your deals and share it with you every week.

  1. Week 1

    ≈ 7 / 10

Knows the market, not yet you

Comps, rents, income and value hold up. Your assumptions, thresholds and preferred brokers are still being learned.

  2. Month 1

    ≈ 8.5 / 10

    Works with your assumptions

Your cap rate logic, your thresholds and your brokers are rules now, applied on every deal.

  3. Month 2

    ≈ 9.5–10 / 10

Reads a deal the way your team would

Most reviews need no correction. The ones that do are new cases, and they become rules too.

A typical path, not yet a measured result: once we have measured it across clients, the measured figures replace these. Your own figure is the one in your weekly report.

What you do

Four things that make it learn faster

  • Send everything

The offering memo, the rent roll, the T-12, the broker’s emails. The more of the deal it sees, the more it learns.

  • Correct by reply

“Next time…”, “we never…”, “our threshold is…”. One line is enough.

  • Name your red lines in week one

What your firm never buys or lends on, and the numbers you will not go below.

  • Bring a second person

An analyst or an associate from your team who also forwards and corrects.

What it never does

A job description, not a black box

  • Signs nothing

No letter of intent, no contract, no opinion signed in your name. A licensed professional reviews and signs.

  • Writes outside only with your “ok”

No email to a broker, a seller or a lender on your behalf until you say so.

  • Spends nothing

No purchase, no order, no payment.

Its authority grows only as your trust does, and only when you extend it.

How the role grows

From probation to a team of analysts

  1. 01 · Probation

Seven days on your live deals

Day 1, the first deals and your red lines. Days 2 to 5, reviews and corrections. Day 6, a report: deals reviewed, the match to your analyst, corrections applied. Day 7, you decide.

  2. 02 · Part-time

    The deals you choose

One desk or one deal type, forwarded when you want a second read.

  3. 03 · Full-time

    Every deal that reaches you

Each one reviewed the way your team would, before your team spends time on it.

  4. 04 · Senior

    Your right hand

Watches your markets for you and prepares the deal for your investment committee.

  5. 05 · Team

    An analyst for each desk

Acquisitions, asset management, lending: each with the rules of its own desk.

Questions

How does the analyst learn our firm?
You forward deals and correct the reviews by reply. Each correction is written down as a rule for your firm, and the next review follows it and says so.
Why would it be better than our own analyst?
It is not instead of your analyst. It reviews every deal that reaches you, the way your analyst would, so your team spends its time on the deals worth it. And it keeps every rule your team has ever given it.
How good is it in the first week?
Typically about 7 out of 10: it knows the market, not yet your firm. We measure how often its review matches your analyst on your deals and share that figure every week.
Do our files or rules go to other clients?
No. Your files and your rules are used for your firm’s reviews only, and are not put into anyone else’s work or into shared models without your consent.
What can it do without us?
Read and review. It signs nothing, writes to no one outside your firm without your “ok”, and spends nothing.
How long is the probation?
Seven days on your live deals; up to 14 if your committee cannot meet within a week. On day 7 you decide whether to hire Titleman for the year.
