Your comps

How your comps base fills itself from the rent rolls and comps exports your organization sends, how to review and place them, and how every comps run reads them first.

What it does

Your comps is your organization's own comparables: the rents from every rent roll Titleman reads in documents your organization uploads to a deal, and the sales in your comps exports. It is private to your organization. When anyone on the team asks for comps, or runs a comps, rent, BOV or value opinion report, these are handed to it first, each with its document named, and kept apart from market data.

When to use it

Open it to see what your base holds by market, to remove a document that should not be in it, and to place comps that arrived without an address. There is nothing to upload here: the base fills itself as deals come in.

It is built for team workspaces. On an account without one, the page says Your comps base is not available for this account yet.

How to use it

  1. Open Your comps under Data in the left list. The tiles at the top count the properties, units and leases, how many carry a rent, the sales, and the documents.
  2. Read By market and the Map for where your comps sit.
  3. Under Documents, each document shows what it added. Remove from my base takes one out (owners and admins only); it will not be added again if the same file reaches Titleman later.
  4. Comps without a place: type Street, city, state ZIP and press Place them.
  5. Removed documents lists what you took out; Let it back in restores it.

What you get back

A Properties table — property, market, type, units, how many with a rent, sales and the latest date — and, more importantly, comps runs that start from your own evidence before the market's, with each of your comps naming the document it came from.
