Germany: What Titleman Actually Does Here

What Titleman pulls for a German property — ALKIS parcel data in 15 of 16 federal states, Hamburg development plans — and what it does not have.

See how Titleman sources every number

Titleman already has paying customers in Germany, part of the more than four in ten dollars of our monthly revenue that already comes from outside the United States. Here is exactly what the product can check for a German property, and what it cannot, so you know before you ask.

What we can pull

  • ALKIS parcel data across 15 of 16 federal states -- boundaries, area, official parcel identifiers. Bavaria is the one state not covered by this source; a request there returns "unavailable," not a wrong answer.
  • Development plans (Bebauungsplan) for Hamburg.
  • Everything else our platform does for any address: open-source research and whatever documents you give us on the deal.

What we do not have

  • No German transactions database. We do not print a comparable-sales table for a German asset the way we can for a US one.
  • No rent benchmarks for Germany.
  • The analysis does not apply German tenure, tax, or measurement rules -- that layer is not in front of the model on any run, in any country, today.

Why this page exists

We measured our own coverage claims country by country rather than assume "it works in the US" carries anywhere else -- it doesn't, and treating it as if it does is the exact mistake that cost us our heaviest customer once already. This page says plainly what the ALKIS connector actually answers so nobody has to guess or find out by trial.
