What it does
Signals finds the properties where a deal is more likely to happen — maturing loans, weak debt coverage, falling occupancy, recent sales, absentee and long-held owners, development sites — in the area you choose, and puts the AI to work on that list. You pick the place and the signals and see how many properties match; then you write what the AI should find, and it works the list against your brief: it ranks the properties, finds the specific data you asked for on the strongest ones and says what it could not find.
When to use it
Use it to prospect a territory with a question in mind: which owners in this submarket have a reason to talk now, who to call first and how to reach them, which loans mature soonest and with which lender, what was filed on these properties this year. It is the first pass before Scout, which ranks what is for sale against a buy box, and Registers, which lists every parcel.
Do not ask it for a value or an underwriting of one property: it works a list, not one building.
Signals is open to selected accounts for now. If yours is not, the page says Signals is not open for your account yet. and nothing else happens.
How to use it
- Open Signals under Find deals in the left list. The first tab is New list.
- Step one, Territory & filters: type a place in City, county, corridor or address — or draw an area, or press Draw an area and draw it on the map. The count updates as you go: N properties match.
- Pick the signals. Preset ▾ loads a saved set; Filters opens the categories — Debt, Sales & market, Owner, Distress, Income & tenants, Development sites, Affordable & regulation — and Property type. Select all signals takes every one; with nothing ticked, the list takes every signal that has properties in the area.
- Press Continue →. Step two, Brief & start, shows one line — the place, the count and your filters — and the box What should the AI find in this list? Write what you need found: owners to call and how to reach them, the lender and the loan terms, permits filed this year, anything specific. Attach your own files with the paperclip if they help — a list of owners you already know, your buy box.
- Press Start. The button carries the price: Start · N credits. An empty box still runs: the AI then ranks the list by how strong and how near each property's signals are and checks the strongest ones.
What you get back
A run room, listed under Your runs on the Signals page. The answer comes in this order:
- a short summary: what you asked, how the list was narrowed to the properties that fit, how many were worked, and the strongest few in one line each;
- a ranked table: each property, why it fits your brief, the data found for it with where each fact comes from, and what is still unknown;
- Not checked on this run: the properties of the list the run did not get to, so none is dropped in silence;
- what to do next, in a few lines.
The ranked table also comes as an Excel workbook you can work in your own sheet. Nothing is invented: what the AI looked for and did not find is marked as not found.
Time and cost
The price is on the Start button before you press it, and Credits are held only when you press Start, with the time it expects next to it (~N min).
