What it does
Assumptions answers a question about a market's future in your own words — "will rents rise here", "will cap rates move" — with a straight answer first and the evidence under it. It collects the data, forecasts, experts and news, and ranks them so that facts carry the answer and opinion only adds context.
When to use it
Use it when an underwriting or a pitch turns on a view of the market: rent growth, vacancy, demand over a horizon. Check the library first; someone may have asked already.
Do not confuse it with the assumptions inside a deal (hold period, exit cap, vacancy): those live in Underwriting. News and expert views are context only; they do not move the answer.
How to use it
- Open Assumptions under Analysis in the left list. The screen asks What do you want to know about the market's future?
- Type the question, between 10 and 500 characters — for example Will residential rents in Texas rise over the next 3 years?
- Check We read from your question: — Market, Property, Horizon, City. Tap one to correct it; nothing else is asked.
- Press Research it. Or look under Already answered first (All, Mine, Shared).
What you get back
A page for the question that fills in as it is researched: Facts first, context last. Sections open as they are ready — you can leave.
- The answer: a verdict (Likely yes, Unlikely, Uncertain, or Not enough data), a range, a base case and its Confidence.
- The evidence ladder: 1 · Facts & documents, 2 · Institutional forecast, 3 · Context · opinion.
- Tabs: Answer, Was → will be, Assumptions, Evidence, Context, Related.
- Export PDF, Run it again with today's data, Share to the library and Copy link.
