Passport

How to look up a building by address or parcel number and get everything we hold on it: identity, the building, ownership, location and the market around it. What it costs, and when it costs nothing.

What it does

Passport is everything on file for one building. One address in, and it returns what the platform has established about it: what it is, how big, who owns it, what the records say, what stands around it and what those neighbors rent and sell for. Already on file, it comes back at once; new to us, it goes and collects it.

When to use it

Use it as the first look at any address: before a call with an owner, before you decide which product to run, or to check what a report will start from.

Do not ask it for a value or an underwriting. It describes the building and its surroundings; Decision support and Underwriting argue from it.

How to use it

  1. Open Passport under Data in the left list. The first tab is New lookup, and it asks Give me the address.
  2. Type the address or parcel number after Passport for in the box.
  3. Press the arrow (Start).

What you get back

A passport for the building, opened from the run with Open the passport. It counts what it holds and what it could not establish, so a gap is a stated gap, not a blank. It carries:

  • Identity: address, parcel number, coordinates, jurisdiction;
  • The building: type, area, units, lot, year built, stories;
  • Ownership: owner of record, mailing address, last recorded sale;
  • Location: road traffic, transit within 800 m, walkability, schools;
  • The market around it: comparables with their rents, prices, $/SF and vacancy.

Every building you have looked up is on the Lookups tab.

Time and cost

Three credits when the passport comes back with a class and a size. Nothing at all when we could not describe the building — you are never billed for an empty answer.
