What it does
OM builds the offering memorandum for a listing: your documents, your photographs and the market, argued as one deck. You give it three things — the address, the documents, the photographs — and it sorts them, chooses the cover and the pages, and writes the deck.
When to use it
Use it when a property is going to market and you need the OM a buyer reads first. The better the documents (T-12, rent roll, leases), the more of the deck is argued from the asset's own numbers.
Do not run it without photographs. The OM screen asks for at least one; a memorandum with empty photo pages is not one you can send.
How to use it
- Open OM under Decks in the left list. The first tab is New OM.
- Step 1 of 3 · The address. Type or paste the address and pick it from the suggestions. The map and the property's record — building, year built, lot, last sale, assessed value, zoning — appear under it. Press Continue.
- Step 2 of 3 · The documents. Drop everything you have: T12, rent roll, leases — whatever you have. Sorting them is the product's job. Press Continue.
- Step 3 of 3 · The photographs. Drop them all — we choose the cover and the pages.
- Press Build the OM. A room opens and the run starts.
What you get back
The offering memorandum as a deck, in the run's Results panel, with the workbook behind its numbers: every deck and OM ships with its Excel backup (see Excel). Every OM you start is listed on the OMs tab.
Time and cost
The run is charged in credits; if your balance cannot cover it, the screen says Not enough credits to start this run. and nothing starts. See Credits and plans.
