What it does
A worked opinion of value on a single property (income and comparables) with the workbook behind it. If you need a model you can open and change, this is the product that delivers one. In the left list it is Value Opinion: between BOV and Underwriting, approaches to value, evidenced.
When to use it
Use it on one property when the decision needs the reasoning and the model, not only the number: the approaches to value, a competitive set on the current market, a conclusion with its range and confidence.
Do not use it for a batch (that is BOV at Scale), and do not use it where a licensed appraisal is required (below).
The name is a rule
To a client this is Value Opinion: never "valuation", never "appraisal", never "appraised value", and we will not write those words in a document for you. We hold no appraisal licence, and in the United States valuation is licensed work. What you get is an opinion of value with its sources shown.
That is a real distinction, not a disclaimer. If your lender or your court filing needs a licensed appraisal, this is not it, and you should know that before you commission the work rather than after.
How to use it
- Open Value Opinion under Analysis in the left list. The screen reads Value a property, evidenced, not guessed.
- Type the Address of the property. The address alone starts it; documents sharpen it.
- Attach your numbers: Attach T-12, rent roll or OM, or Pick from Vault. A rent roll or a T-12 turns an opinion built on property records into one grounded in the asset's own numbers.
- Press Run the value opinion.
What you get back
- The Value Opinion at the top of the run: the approaches to value, the competitive set, and the conclusion with its range and confidence.
- The report on effectively every run, and the run's Results panel with a memo, a presentation and the stated facts as they are written.
- A workbook on about half of runs: 62 of 113 finished in the 30 days to 12 October 2026, and 33 of the 65 that clients ran. Feasibility and Underwriting often return one too.
Every figure is cited to its source; anything unsourced ships empty, never guessed.
Time and cost
Median 41 minutes, 90th percentile 73 (43 finished runs in the 30 days to 11 October 2026). Median 23 credits. It is by far the most expensive product per run, and that is worth knowing before you start one.
Do
- Send the rent roll and the T-12. This is the product where your documents change the answer most.
- Name the asset class if the use is unusual. Asset class is more often unresolved than resolved across the product, and an inferred class quietly changes everything downstream.
- Use it when you need the model, not just the number. The workbook is the reason to pay for this rather than a cheaper product.
Do not
- Do not expect rent roll or lease-expiry analysis from property records. It cannot be built that way. Without your documents, that section will be thin and correctly so.
- Do not use it for a batch. Twenty single-property opinions cost twenty times as much and take twenty times as long as one BOV at Scale run over the same addresses.
- Do not call it an appraisal in anything you forward onward. We will not, and the distinction protects you as much as us.
