Scout

How to brief Scout on what you are looking for and where, how to draw or paste the search area, what the ranked shortlist gives you back, and the one limit that decides whether a search returns anything at all.

What it does

Scout answers "what is out there for me", not "what is this one worth". You describe what you are looking for and where; it searches what is for sale now and off market in that area, screens it against your brief, and comes back with a ranked shortlist: the best candidates, priced and argued, with the owner behind each.

When to use it

Use it when you have a buy box and a territory and want the candidates worth a call. To have the AI work through the owners with a reason to sell now, use Signals; for every parcel in the area, unranked, use Parcels; for a home or a flat anywhere in the world, use Homes search.

Do not run it outside the United States; see the limits below.

How to use it

  1. Open Scout under Find deals in the left list. The first tab is New scout.
  2. Describe what you are looking for in the box Describe what you're looking for, or paste a screenshot of the area. For example: Land up to 5 acres in Tampa Bay.
  3. Give it the area. Name a place in the brief, open Refine and press Draw an area, or paste a map screenshot: Scout reads the streets and outlines the area, and you confirm it with Scout this area or Adjust. A drawn polygon becomes the search geometry exactly.
  4. Check what Scout reads: the chips Area, Asset, Price, Units, Building, Land, Built, Owner held, Priority, and Result, which reads Shortlist. Edit any chip, remove it with ✕, or + Add a criterion. Asset and Priority rank the results; they do not cut them. Anything Scout cannot filter on is flagged Not read.
  5. Refine holds the same brief as filters: Property type, Land size, Building area (SF), Budget ($M) and Prioritize (Listed, Off-market, Distress).
  6. Check the Cost: line and press Run Scout. It needs an area and a property type.

What you get back

A run room. While it works, Scout is still screening and the funnel fills as each step finishes. Then:

  • Open the results: the map of candidates by layer (on market, off market, distress, listings nearby), Who the filter threw out, and why, and What we don't know yet.
  • Full table, with every candidate on a map or in a table, and XLSX.
  • The files the run wrote, as they are ready: the Scout register (XLSX), a PDF report, the register as CSV, a deck.
  • On the table and on each property: Unmask owners, Send to valuation, Export selected, Draft letters, Compare side by side, and Take it on → Pipeline. Everything billable is priced before it runs.

Time and cost

The Cost: line next to Run Scout shows the estimate for your brief, in credits and minutes, before you start. When the run is done, its summary says how long it took and what it cost.

Do

  • Draw the polygon when the boundary matters. "The corridor north of the river" is a sentence; a polygon is a search area, and the difference shows in the result.
  • Set the constraints you actually have. Area and budget bounds do more to improve a shortlist than more words describing the area.
  • Check coverage before you run, not after (see below).

Do not

  • Do not run Scout outside the United States. This is the limit that decides everything: it searches US property records and nothing else, and the non-US path is switched off in production.
    The failure is quiet and that is what makes it dangerous: a search outside coverage does not error. It comes back empty, which reads exactly like "nothing matches your criteria", and you will conclude the market is empty when in fact our register is.
  • Do not assume a US state is covered. Coverage is uneven, and "covered" has two meanings that do not match. As of 2026-09-25 our data catalogue carries connected sources under 49 jurisdiction codes (48 states and DC) and two states have none at all, Kansas and South Dakota; its summary count, which takes only the states a run can be routed to, returns 45. Depth is a third question: our geography record of 2026-09-14, not re-measured since, had a statewide roll in 19 states and listed counties only in 23 (Georgia four counties, California eleven of fifty-eight). Coverage and data has the lists.
  • Do not read a thin shortlist as a market finding until you have checked which of those two it is.
