How-to

Buyer List

How to turn one deal into a ranked list of likely buyers, each with the reason it made the list, and how to work the list: short list, long list, warmth and notes.

What it does

Buyer List takes one deal and returns the buyers most likely to bid on it: recent buyers of comparable assets, investors whose mandate fits, owner-occupiers known to buy this profile. One row per buyer, each with the reason it made the list.

When to use it

Use it before a listing goes out, to know who to call first, and to put your own relationships into the ranking: attach your contact export or past closings and the list argues from them too.

Do not read it as a list of confirmed buyers. It ranks likelihood from evidence; the call is still yours.

How to use it

  1. Open Buyer List under Decks in the left list. The screen asks Whose deal is it?
  2. In The deal — address, and anything a buyer would be matched against, give the address and what a buyer would weigh: type, size, the angle. The address alone is enough to start.
  3. The brief below is drafted from what you typed; edit it if you like.
  4. Attach your own evidence: Attach contact export (CSV, Excel or vCard), Attach past closings, or Pick from Vault.
  5. Press Start.

What you get back

When the run finishes, its Buyer list result opens the board:

  • Short list and Long list, with a count of buyers in each;
  • per buyer: rank, name, type, a source link, the typical ticket, why it fits, and Cold, Warm or Hot;
  • sort by Match, Warmth or Check size;
  • move a buyer between the lists, + add note, × remove (and restore);
  • add a company by name — Titleman researches its AUM, headquarters, mandate and recent buys — with Add +;
  • Download DOCX ↓ for the list as a document.
