AI BOV vs Appraisal For Commercial Property: What Each Is For (2026)

An AI broker opinion of value and a licensed appraisal answer different questions. Who each is for, what each can rely on, how repeatable an AI value is, and when you must commission an appraiser.

A broker opinion of value and an appraisal are both opinions about what a property is worth, and they are not interchangeable. An appraisal is a licensed professional's signed opinion for a defined purpose, such as lending or litigation. An AI BOV is a faster, software-assembled opinion with comps and evidence, meant to inform a pricing or screening decision. Using one where the other is required is the mistake to avoid.

When you need an appraisal

  • A lender, regulator or court requires one.
  • The value will be relied on by a third party who has not seen your analysis.
  • The asset is highly unusual, with few comparable transactions.
  • A dispute is likely and the opinion must stand up to challenge.

In these cases an AI value opinion can still help you prepare, but it does not stand in for the appraiser.

When an AI BOV is the right step

  • Screening: deciding which properties deserve a broker visit or an appraisal order.
  • Pricing conversations: arriving with comps and a range instead of a guess.
  • Committee preparation: showing the evidence and its limits. See AI BOV at the lender investment committee.
  • Lists: checking a handful of addresses in one run.

The honest limit: repeat runs differ

Repeat BOV runs return different values, and the BOV cache is off. So a single run is a starting range, not a precise value. This is why the output carries a confidence mark and its evidence, and why a confidence of 45 out of 100 is shown as such. See what a 45 out of 100 BOV confidence means.

Speed

BOV at scale, a list of mostly 2 to 10 addresses, took a median of about 28 minutes over the 30 days to 18 October 2026. These are Titleman's own run times. We do not compare them with an appraiser's or broker's turnaround, since we have no measured figures for those.

What an AI BOV does not replace

  • A licensed appraisal, where required.
  • A broker's local knowledge and negotiation.
  • Property inspection, title, environmental and engineering review.
