How to Find New Construction Projects, Permits and Land Developers Just Bought

New-construction permit records in 11 states, 27,073 of them in the 18 months to 18 October 2026, and land bought by builders, searchable by place. What the signals show, with one worked builder, and what they miss.

Two records answer all three questions: land just bought, which comes first, and a new construction permit, which follows once drawings exist. Titleman Signals lists both by city, county or drawn area, with the owner behind the entity where one is found. It shows who is building and where; it does not show what has gone out to tender.

Signals is open to selected accounts for now. The figures below were read from our records on 18 October 2026.

How do I find new construction projects in my area before they go to bid?

Order the signals by how early they come. A builder buying lots has a project coming, so land just bought is the earliest. A permit is filed once a project has drawings. For the main contract that is often late; for a subcontractor, a supplier, a lender or a neighboring owner it can still be early. Neither record says whether a job has been tendered.

In Signals you type a place or draw an area, open Development sites, tick the two signals and see how many properties match before anything runs. See how Signals works.

Where can I see new building permits filed near me this month?

New construction permit records, counted as permits dated on or after 18 April 2025 with the type new construction (issued or filed date, whichever is on the record):

Washington15216 Oct 2026
Tennessee6415 Oct 2026
Maryland4115 Oct 2026
Ohio2316 Oct 2026

That is 27,073 records in 11 states. The counts follow the records we hold, not the number of permits a state issued. A place outside these states returns no permit signal: we hold none, which is not the same as none being filed. We have not counted how many were filed this month, and we have not measured how long a permit takes to appear after filing, so this page prints no number for either. Coverage by county is on the coverage page.

How do I find land that developers just bought in my county?

Pick the county and tick Land just bought. Each property comes with its buyer, which is often an LLC, and Signals names the owner behind it where one is found. Sale dates differ by state. In the 200 owner groups with the most land-bought properties, every Florida date falls on the first of a month, so Florida is recorded to the month. Texas dates are to the day.

One builder, both signals

One Florida builder, held in an LLC whose name we withhold, counted across all its properties with a record since 18 April 2025:

  • Land just bought: 94 properties, mostly in Parrish (41) and Zephyrhills (30), the rest in Brandon, Apollo Beach, Venice and a few other places, sold between November 2025 and June 2026.
  • New construction permit: 12 properties in Apollo Beach, Brandon, Lithia and Valrico, dated between 24 August and 28 September 2026.

Read together, a builder bought lots from November to June and permits followed from late August. We did not match the 12 permitted properties to the 94 parcels, so we do not say they are the same ones. One builder is not a sample of the market. The permit records name no contractor, so the people who build for them are not visible here.

What this does not replace

  • Bid boards and plan rooms. Signals holds no invitations to bid or plans. Tender status comes from the owner or the board.
  • The building department's record. Confirm status and scope with the office that issued the permit before you call or price a job.
  • Title work. The owner behind an LLC is found where records allow; confirm it before you write to a person.
  • Your own judgment on who to call first. The list ranks signals, not buyers' intentions.
