Commercial Property Valuation: Three Methods, Who Signs It and What an AI Value Opinion Adds (2026)

Commercial property valuation estimates what an income property is worth using the income, sales comparison and cost approaches. How each works, which one fits which property, and what a source-backed value opinion does and does not replace.

Commercial property valuation is the work of estimating what an income-producing property is worth, using up to three approaches: income, sales comparison and cost. For leased office, retail, industrial and multifamily property the income approach carries the most weight, because buyers and lenders price what the building earns.

The three approaches at a glance

ApproachWhat it needsFits bestWhere it breaks
IncomeRent roll, leases, operating statement, market cap rate or discount rateLeased office, retail, industrial, multifamily, hotelsIn-place income is unknown or a single lease is about to roll
Sales comparisonClosed sales of similar properties, adjusted for size, age, location and termsSmaller properties, owner-user buildings, landFew recent sales, or sale prices that were never confirmed
CostLand value, replacement cost, depreciationNew or special-purpose buildings, insurance, rarely leased propertyOlder buildings, where depreciation is a judgment call

How each approach works

Income approach. Take the net operating income, the rent collected less operating expenses, and divide by a market cap rate to get an indicated value. A discounted cash flow does the same over a holding period when leases roll or rents are expected to move. The result is only as good as the income inputs, which is why the rent roll and operating statement matter more than any other document.

Sales comparison approach. Find closed sales of similar properties, adjust them for differences, and read the price per square foot or per unit that the market paid. It is the cross-check on the income answer, and the main method where income is thin.

Cost approach. Add the land value to what it would cost to rebuild the improvements, then subtract depreciation. It sets a ceiling more often than a price, because a buyer will not pay more than rebuilding costs.

Who signs it: appraisal, broker opinion or AI value opinion

A valuation is the general term. An appraisal is a valuation prepared and signed by a licensed appraiser who inspects the property and carries professional responsibility for the number. A broker opinion of value is an estimate of likely trading price from someone who works the market, without a license behind it. A Titleman value opinion is the third option: a source-backed package that gathers the facts, shows how each method is worked out, and states no final price. The difference between the first two is covered in broker opinion of value and appraisal, and what the signed route costs in how much a commercial appraisal costs.

A real run: an industrial property in Alhambra, California

On 15 October 2026 we ran a value opinion on an industrial address in Alhambra, California, on our QA account. It was delivered 62 minutes after the request. The run is useful because of what it caught, not what it priced:

  • A wrong record, found and fixed. Our earlier property record had linked the address to the neighboring parcel. That parcel's second-building area of 14,039 SF and its assessed values belonged to the neighbor. The run discarded them and used only the record of the right parcel.
  • The right facts. 23,514 SF in two one-story industrial buildings on a 53,219 SF lot, with the buildings covering 44.18% of the lot, which leaves a large yard.
  • Open items named, not filled. The lease, the environmental condition, the physical condition of the buildings, and the deed prices of four comparable sales. The comparable prices came from deal reports, not from the deeds, so the run flagged them as unconfirmed.
  • No final price. The numbers and the method for each approach sit in the Excel, so you can change an input and watch the indicated value move.

What a Titleman value opinion does not replace

It does not replace a licensed appraisal. Titleman holds no appraisal license, and nobody licensed signs the output. It does not replace an inspection, a title search or an environmental report, and it does not stand in for a lender-ordered appraisal when a lender, court, tax authority or insurer is the reader. Use it to decide faster and to see what a price depends on; use an appraiser when someone else must rely on the number.

How to get a better valuation from any source

  1. Collect the rent roll, leases and operating statement before you ask anyone for a number.
  2. Ask which approach carries the weight and why.
  3. Ask what was not established. A report that lists no gaps has hidden them.
  4. Check that each comparable sale has a confirmed price.

FAQ

How do you value a commercial property?

You estimate what it is worth with up to three approaches: the income approach (net operating income divided by a market cap rate, or a discounted cash flow), the sales comparison approach (what similar properties sold for) and the cost approach (land plus the cost to rebuild, less depreciation). For leased office, retail, industrial and multifamily, the income approach usually carries the most weight.

What is the most common method for valuing commercial real estate?

The income approach. Buyers and lenders price an income property on what it earns, so net operating income and a market cap rate sit at the center of most commercial valuations, with sales comparables used as a cross-check.

What is the difference between a commercial property valuation and an appraisal?

A valuation is the broad term for any estimate of worth. An appraisal is a valuation prepared and signed by a licensed appraiser who carries professional responsibility for it. Lenders, courts, tax authorities and insurers usually require the signed appraisal.

Can AI value a commercial property?

AI can gather the property record, select comparable sales and rents, and work out each method in a spreadsheet you can change. A Titleman value opinion does this and states no final price. It does not replace a licensed appraisal.

What do you need to value a commercial property?

The property facts (parcel, building size, lot, year built, use), the income side (rent roll, leases, operating statement), recent comparable sales and rents, and the cap rate or discount rate the market is using. Missing income documents are the most common gap.

How long does a commercial property valuation take?

It depends on who prepares it and how fast the documents arrive. Over the 30 days to 18 October 2026, the median Titleman value opinion took 45 minutes from request to delivery (66 runs). A signed appraisal follows the appraiser's own schedule.
