Build the numbers first and the slides second: underwrite the property, pull comps and the property record, and generate the financial pages from that model so deck and spreadsheet agree. Titleman produces the model in Excel with live formulas and a deck rendered after the run in PPTX and PDF; the brokerage still owns the brand, the photos and the story.

The method, step by step
- Underwrite before you design. Rent roll, T-12 and in-place NOI in a live model (about 58 minutes at the median).
- Build market pages from evidence. Sales and lease comps, each sourced (about 19 minutes).
- Take property facts from the record. Parcel, size, sales history and permits from the property passport.
- Generate the financial pages from the model. NOI, cap rate, rent roll summary and comps come from the workbook, not a retyped slide.
- Finish in PowerPoint. The deck is rendered after the run as PPTX and PDF; your team adds cover, photos, floor plans and house style.
- When a number changes, rerun. Regenerate the pages instead of editing slide by slide.
- Review. A licensed broker checks every figure against its source.
Which tool fits which part
| Option | Best for | What it does | Where it stops | Pricing model |
|---|---|---|---|---|
| Designer or analyst by hand | The flagship listing | Builds slides in a layout tool | Days per deck; retyped figures drift | Salaried time or agency fee |
| OM design software | Brand, layout, polish | Formats a document from your content | Does not check pages against the model | Per-seat subscription |
| General chatbot or slide generator | An outline and text | Drafts slides from a prompt | No traced sources, no records | Per-seat subscription |
| Titleman | The numbers and evidence pages | Excel model, comps, property record, deck in PPTX and PDF | Not a design tool: no photography, no distribution, no CRM | Credits per run; ask on a demo |
For brand, layout and photography, a designer or OM design software is the better fit; for buyer follow-up, your CRM.
FAQ
Can AI build a full commercial listing deck?
It can draft the parts built on numbers and evidence: financial pages, comps, property facts and the model behind them. Cover, photography, story and brand stay with the brokerage, and a licensed broker reviews every figure.
What file formats does the deck come in?
Titleman renders the deck after the run in PPTX and PDF, alongside an Excel workbook with live formulas. Edit the PPTX file.
Can it use my brokerage's template?
Plan on restyling the PPTX in your brokerage's look yourself. Titleman's part is the numbers and the evidence; the brand layer is your design team's work.
How long does it take?
Medians on Titleman production runs in the 30 days to 18 October 2026: about 19 minutes for comps and about 58 minutes for underwriting with a live Excel model. The deck is rendered after the run. Medians are not promises.
