Pick PRODA if your data arrives as rent rolls and operating statements from property managers or borrowers and you need it standardized and error-checked across many properties. Pick Prophia if the source of truth is the leases themselves and you need them abstracted, verified against the document and kept current.

The comparison at a glance
| Question | PRODA | Prophia |
|---|---|---|
| Best for | Asset managers, investment managers and banks, per PRODA | Investment sales, leasing, acquisitions and due diligence, asset management, property management and investor reporting teams, per Prophia |
| What it does | Collects, extracts, standardizes and error-checks rent roll and operating statement data | AI lease abstraction with a quality check by CRE experts, lease management and portfolio analytics |
| Starting document | Rent rolls and operating statements in Excel, PDF or from systems such as MRI and Yardi | Leases, amendments and supporting files |
| Outputs | Custom tables, Excel export, an Excel add-in and REST APIs | Abstracts linked to the source, a live rent roll, stacking plans, encumbrance tracking and critical dates |
| Where it stops | PRODA says it is "currently not designed for data extraction from leases themselves" | Operating statement processing and valuation models are not described on its site |
| Pricing model | Not stated on its site; it invites visitors to book a demo | Essentials: "Per Tenant - Annual Subscription"; Portfolio: add-on, annual subscription; personalized quote |
The core difference: which document is the source
Both tools end with structured rent roll data, but they start from different documents. PRODA starts from the rent roll and the operating statement a manager has already produced. It says it runs "100s of checks" to find errors and inconsistencies and maps statements (trailing, year-to-date, actuals and budgets) to your chart of accounts.
Prophia starts one step earlier, from the leases. Its stated workflow is upload, AI extraction, an expert quality check, and a final review by the customer. Its rent roll automation page describes "a live, ever-evolving rent roll with one-click verification back to the source," with rent steps, critical dates and an optional audit against Yardi.
That difference matters. A manager's rent roll can drift from the leases. If you rely on the manager's file and need volume, PRODA's approach fits. If you need to know what the leases say, Prophia's does. Some teams do both checks: see six mismatches between a rent roll and the leases.
Who should pick which
- Pick PRODA for a loan book or portfolio where hundreds of rent rolls and T-12s arrive in different layouts and must land in one format inside your existing models, BI or data warehouse.
- Pick Prophia for owners and operators of multi-tenant commercial buildings who need lease abstracts, critical dates and stacking plans kept current, or for acquisition teams abstracting a target's leases in diligence.
- Look elsewhere if you need the valuation or underwriting itself. Neither site describes building a finished underwriting model.
Where Titleman fits
Titleman is a third option for a different job. Titleman starts from an address, plus the OM, rent roll and T-12 if you have them, and returns a sourced underwriting, value opinion or feasibility package. A first underwriting run returns a memo and a live Excel model with about 1,000 data points: at the median, 159 found with their source and date, 607 computed by formula and 164 named as missing rather than filled in. The median underwriting took about 58 minutes from request to delivered files over the 30 days to 18 October 2026 (44 runs). The memo text gives no final price and no buy or sell verdict; the numbers and methods are in the Excel file for your team to check. Titleman does not offer lease abstraction as a client product, so it is not a substitute for Prophia on lease work, or for PRODA on portfolio-wide rent roll standardization.
