For a real estate team that wants to run work from Claude or ChatGPT, MappaIQ and Titleman (our product) tie at the top of our five criteria with 5 of 5, for different jobs: MappaIQ for comps and maps you already keep, Titleman for a sourced property file, underwriting or BOV on one address. DealGround and PropMetrics bring property, owner or rent data; HubSpot and Box are general servers many teams already use.

What an MCP server is
MCP, the Model Context Protocol, is an open-source standard for connecting AI applications such as Claude or ChatGPT to external systems, so the assistant can read data, call tools and run workflows. A server is the piece a vendor hosts, or you run yourself, that exposes those tools to the assistant.
How to evaluate a server
- Auth. OAuth sign-in is easier to revoke than a key you paste in. Ask what scopes it requests.
- Read versus write. A read-only server cannot change your files; one that writes should ask first.
- What data. The vendor's data, or your own account's?
- Who hosts it. Anthropic and OpenAI say they do not verify custom servers. ChatGPT needs a Business or Enterprise/Edu plan to add one.
Scoring the six
Each server is scored from its maker's own page: Yes counts 1, Partly 0.5, and no mention counts 0.
- A. Real estate data or workflow: the server itself serves property, comps, rent or deal work.
- B. Hosted and added by URL with sign-in: the maker hosts it and documents OAuth or similar sign-in.
- C. Account scoping stated: access follows your account, subscription or permissions.
- D. Read versus write stated: the page says which tools change data.
- E. Assistants named: the page names the assistants it works with, such as Claude and ChatGPT.
| Server | A | B | C | D | E | Score |
|---|---|---|---|---|---|---|
| MappaIQ | Yes | Yes | Yes | Yes | Yes | 5 |
| Titleman | Yes | Yes | Yes | Yes | Yes | 5 |
| DealGround | Yes | Partly | Yes | Yes | Yes | 4.5 |
| PropMetrics | Yes | Yes | Partly | Partly | Yes | 4 |
| HubSpot | No | Yes | Yes | Yes | Yes | 4 |
| Box | No | Yes | Yes | Partly | Yes | 3.5 |
Ties are ordered by A first, then alphabetically, so the order inside a tie is not a quality ranking. HubSpot and Box score No on A by design: they are not real estate servers, and they are here because deal teams already keep contacts and documents in them.
MCP servers compared
| Tool | Best for | What it does | Where it stops | Pricing model |

| Titleman | Property file, underwriting, BOV | Starts and reads runs on an address; reads your reports, portfolio and deal documents | Six of eleven job types over MCP | Not on this page |
| DealGround | Property search and owner research | Property search and details, saved lists, ownership lookups | Access by request | Not stated |
| PropMetrics | Rent and rental comps | Rent estimates, rental comps, listings, market data, Fair Market Rent lookups | Tools not labeled read or write | Free to try; some assistants need a paid plan to add it |
| HubSpot | CRM records | Reads and updates contacts, companies, deals and tickets | No property data | Not stated on the page read |
| Box | Deal documents | Search, Box AI questions on a file, folders | Tools not labeled read or write; admin must enable | Not stated on the page read |
The ranked list
1. MappaIQ: best for comps on maps you already keep
MappaIQ hosts its server at mappaiq.com/api/mcp with OAuth and no key; disconnecting revokes access. Tool groups read maps, edit maps, share and export (including a BOV), manage Marketplace listings and search listings open to anyone. It reads your own maps only, and Claude asks before anything that changes or publishes data.
- Where it stops: it works on comps and maps in your account, not a sourced file for a new address.
- Choose it instead if your comps already live in MappaIQ.
2. Titleman: best for a sourced property file (our product)
Titleman's connector works in Claude, ChatGPT and Microsoft Copilot Studio at titleman.ai/_mcp/titleman. You sign in and approve, with OAuth 2.1, PKCE and two scopes, reports and portfolio; no key to paste. Read-only tools include list_reports, get_report, comps, underwriting_model and ask_titleman. Eight tools start a run (BOV, comps, underwriting, best use, buyer list, due diligence, find properties, run_workflow) and return an ID you check with get_report_status; run_workflow asks for confirmation first. Behind it are 2,100+ sources and 337 workflows, and every figure traces to a source or formula, with gaps named.
- Where it stops: six of eleven job types are exposed; Value Opinion, Scout, Feasibility, Excels and Legal are not. Access covers the approving account's reports, deals, portfolio and deal documents, plus reports colleagues share. It does not read your conversation history, and Titleman logs tool calls, not questions or answers.
- Choose something else if you need your own CRM or document store.
3. DealGround: best for property search and owner research
DealGround offers property search, details (brochure, title, mortgage, tax), saved lists and owner research for Claude and ChatGPT. Only create_saved_list writes, and it shares with the team. Access is by request, using a bearer token.
- Choose it instead if you already use DealGround for owner research.
4. PropMetrics: best for rent and rental comps
PropMetrics offers rent estimates, rental comps, listings and market data at propmetrics.co/api/mcp with Google sign-in. It is free to try; adding it in ChatGPT, Perplexity or Grok requires a paid plan with those assistants.
- Choose it instead if the question is a rent estimate or rental comps.
5. HubSpot: best general server for CRM
HubSpot hosts mcp.hubspot.com with OAuth. It reads, writes and updates contacts, companies, deals and tickets as a user would, governed by OAuth scopes.
- Choose it instead if your deal pipeline sits in HubSpot.
6. Box: best general server for deal documents
Box hosts mcp.box.com with OAuth, and an admin turns it on. It says it does not bypass Box permissions. Tools search files, ask Box AI about a file and list folders; an upload tool writes.
- Choose it instead if your data room is in Box.
What servers do not replace
A server supplies data or actions, not judgment. Titleman does not replace a licensed appraisal, an engineer, an attorney or a title search, or lease-by-lease institutional modeling. Its docs call its outputs drafts for a licensed professional.
A test to run
Pick one address you know and ask each server the same question. Check that the answer names its source, that you can revoke access, and that nothing is saved until you approve. For the wider tool map, see AI tools for commercial real estate, the assistant comparison and the connector guide.
FAQ
What is the best MCP server for real estate?
It depends on the job. On our five criteria MappaIQ and Titleman (our product) each score 5 of 5: MappaIQ for comps and maps you already keep, Titleman for a sourced property file, underwriting or BOV on a specific address. DealGround and PropMetrics supply property, owner or rent data, and HubSpot and Box are general servers many teams already use.
Is there an MCP server for commercial real estate comps and property data?
Yes, several. MappaIQ searches comps on your own maps, DealGround covers property search and owner research, and PropMetrics covers rent estimates and rental comps. Access terms differ, and some are by request.
Can I use an MCP server in ChatGPT, or only in Claude?
Most name both. MappaIQ, DealGround, PropMetrics, Box and Titleman each document Claude and ChatGPT. ChatGPT needs a Business or Enterprise/Edu plan to add a custom server, according to OpenAI. Claude offers custom connectors on its plans, with one on the free plan.
Is it safe to connect an MCP server to my deal files?
Treat it like any app that touches your data. Anthropic and OpenAI both say they do not verify custom servers, so check who hosts it, whether sign-in is OAuth, and whether any tool can write. Claude lets you turn off individual tools, and ChatGPT asks you to confirm write actions.
Can an MCP server tell me what a property is worth?
A server can supply data or start a run, but the judgment is yours. Titleman returns a value opinion or BOV with each figure traced to a source or formula, and it does not replace a licensed appraisal. Data servers that return automated value estimates supply inputs, not an appraisal.
