For an Irish acquisition where the sales pack needs to become a sourced value opinion or underwriting file in an afternoon, Titleman is first on our list, because each figure is traced to its source and the run times are measured. For lender valuations, Geowox is built for Ireland; for transaction evidence, MSCI Real Capital Analytics; for running leases after purchase, MRI Software.

How we ranked
Ireland is a small, Dublin-weighted market where lenders and valuers set the pace, so we scored each tool from 1 to 5 against:
- Fit for Irish deal work, including lender and valuer needs.
- Figures traced to a source.
- Irish data depth, judged from what each vendor says.
- Time to first usable output.
- Honesty about gaps.
Vendor websites as read today were the only basis for competitor scores. Our own measured runs set Titleman's. Titleman scores well on tracing and speed and poorly on Irish data depth.

1. Titleman
Titleman is an AI analyst for CRE deal work. Starting from an address or a deal file, it builds a property passport, comps, feasibility, a value opinion or an underwriting package, exported to Excel and PDF or deck. Median underwriting run time on our production: about 58 minutes (44 runs, 30 days to 18 October 2026). It uses 2,100+ sources and 337 workflows, reads Excel up to 40 MB, and can run an opinion of value on up to 10 addresses in one go, useful for a regional portfolio. See broker opinion of value software.
Best for: a first, sourced view where gaps are named, not filled.
Where it stops in Ireland: its record data is deepest in the United States. In Ireland it has no transaction or comparable-sales database of its own and relies on 2,100+ sources and your documents. It does not apply Irish tax, tenure or measurement rules, it is not a Red Book valuation, it gives no final price or buy or sell verdict, and it underwrites the property, never the borrower.
2. Geowox
Geowox describes an AI-powered valuation and risk management tool that links lenders and surveyors, covering allocation, panel management, quality checks and report delivery, with accredited surveyors in every county. Best for: lenders and brokers. Where it stops: it manages valuations rather than underwriting an investment.
3. MSCI Real Capital Analytics
A global database of commercial properties, transactions, investors and loans. Best for: evidence on Irish deals and the international buyers behind them. Where it stops: your own pack.
4. MRI Software
MRI's site lists Ireland among its markets and offers commercial property, lease management and investment management software. Best for: landlords after completion. Where it stops: pre-bid analysis.
5. Altus Group ARGUS
ARGUS Enterprise covers valuation and cash flow forecasting. Best for: DCFs in the format valuers read. Where it stops: gathering inputs.
6. Deepki
Sustainability data, strategy and operations in one SaaS tool. Best for: owners reporting energy and carbon. Where it stops: buying decisions.
7. Claude (general AI assistant)
Best for: drafting a memo from facts you supply. Where it stops: it holds no Irish evidence.
How Irish commercial property is valued and financed
Valuation. Valuations for lending follow RICS Red Book standards, which the Society of Chartered Surveyors Ireland applies to its members. Lenders instruct valuers from their own panels.
Leases. Older Irish leases are often long, with five-yearly upward-only rent reviews. Upward-only review clauses are prohibited in commercial leases entered into from 28 February 2010, so newer leases review up or down. Tenants can gain statutory renewal rights after continuous occupation, which is why landlords commonly ask tenants to sign a deed of renunciation before the lease starts. A rent roll mixing old and new leases needs reading clause by clause.
Structure and tax. Ireland has a REIT regime and a separate tax regime for Irish real estate funds, and stamp duty on commercial property has been changed several times, so check current rates with an advisor.
Capital. After 2008 the domestic banks cut back CRE lending, and international equity and non-bank lenders became central to the market.
Asset classes. Offices let to multinational occupiers, build-to-rent apartment blocks, logistics around the main motorways, and data centers, where grid capacity is the binding constraint. Outside Dublin, Cork, Galway and Limerick carry most regional activity.
Evidence. The market is small, so comparable evidence is thin and much of it comes through agents. That favors tools that show their sources.
Where Titleman is not the right tool in Ireland
For a lender-grade valuation, use a panel valuer, through Geowox or directly. For deal comparables, a transaction database or agent research. For lease administration, MRI. For renunciation, stamp duty or measurement questions, a solicitor or surveyor: Titleman does not model those rules.

FAQ
Is there an AI valuation tool built for Ireland?
Yes. Geowox describes AI-powered valuation and risk management that connects lenders with surveyors in every county, offering physical, desktop, hybrid and automated valuations. It is a lender-side valuation tool, not a deal underwriting tool.
Does Titleman apply Irish rent review or renewal rules?
No. Titleman does not model the tax, tenure or measurement rules of any jurisdiction, so the ban on upward-only reviews in newer leases, renewal rights and stamp duty must be checked by your solicitor and tax advisor. It reads the lease terms you upload and traces each figure to them.
Does Titleman hold Irish commercial transaction data?
No. Its record data is deepest in the United States. In Ireland it has no transaction or comparable-sales database of its own and works from 2,100+ sources plus the documents you supply, such as the brochure, tenancy schedule and Excel model.
What will an Irish lender still need after an AI analysis?
A valuation from a valuer on its panel, normally prepared to RICS Red Book standards as adopted by the Society of Chartered Surveyors Ireland. An AI value opinion, Titlemans included, can prepare the ground but is not a substitute.
