In Belgium, Titleman takes first place for one job: turning a seller's IM, rent roll and Excel model into an underwriting package in about 58 minutes (44 runs, 30 days to 18 October 2026), or a feasibility package, with each figure traced to its source. For building-level facts across Belgium, Rock.estate holds the local data; for transactions, MSCI Real Capital Analytics; for leases in more than one language, MRI Contract Intelligence.

How we ranked
Belgium has three regions, two main deal languages and a small number of active buyers, so we looked for tools that cope with that. Five criteria, 1 to 5 each:
- Fit for Belgian deal work across Brussels, Flanders and Wallonia.
- Figures traced to a source.
- Belgian data depth, per the vendor.
- Time to first usable output.
- Honest about gaps.
Competitors were scored from their own websites today, not from trials; Titleman from our measured runs. Rock.estate outscores Titleman on local depth by a wide margin.

1. Titleman
Titleman is an AI analyst for commercial real estate deal work. Point it at an address or a deal file and it returns a property passport, comps, feasibility, a value opinion or an underwriting package, in Excel and PDF or deck. Median underwriting run time on our production: about 58 minutes (44 runs, 30 days to 18 October 2026). It covers 2,100+ sources and 337 workflows, reads Excel up to 40 MB, and runs opinions of value on up to 10 addresses at once. Feasibility on a conversion or redevelopment is described on land feasibility software.
Best for: an IC pack where each rent, index date and cost is traced, and gaps are listed.
Where it stops in Belgium: its record data is deepest in the United States. In Belgium it has no transaction or comparable-sales database of its own; it works from 2,100+ sources and the documents you give it. It does not apply Belgian tax, tenure or measurement rules, is not a licensed valuation, gives no final price or buy or sell verdict, and underwrites the property, never the borrower.
2. Rock.estate
Rock.estate says it supports "quick and well-informed real estate decisions with just an address," with geocoding, building characteristics, 3D models and valuations, built on open geodata and AI, for insurers, lenders, energy, real estate and planning users. Its building catalog is limited to Belgium. Best for: fast building facts. Where it stops: income underwriting.
3. MSCI Real Capital Analytics
A global database of properties, transactions, investors and loans. Best for: Belgian deal evidence alongside neighboring markets. Where it stops: your documents.
4. MRI Contract Intelligence
AI lease abstraction with expert review, in 25+ languages. Best for: portfolios with leases in more than one language. Where it stops: pricing.
5. Altus Group ARGUS
Valuation and cash flow forecasting in ARGUS Enterprise. Best for: DCFs in a familiar format. Where it stops: sourcing.
6. Deepki
Sustainability data and operations, active in 100+ countries by its account. Best for: owners tracking energy performance. Where it stops: acquisitions.
7. Dealpath
AI-powered deal management with extraction and recommended comps. Best for: European funds with a Belgian line in the pipeline. Where it stops: local data.
8. Claude (general AI assistant)
Best for: drafting and rough translation of a memo. Where it stops: no Belgian evidence.
How Belgian commercial property works
Three regions. Flanders, Wallonia and the Brussels-Capital Region each set their own registration duties and planning rules. New buildings can be sold under VAT rather than registration duty. The same rent and yield can produce a different net price depending on the region and the structure.
Share deals. Larger investments often change hands as a sale of the owning company, which moves the work toward corporate due diligence and a share purchase agreement.
Leases. Offices are commonly let on nine-year leases with tenant breaks every three years, the "3-6-9" pattern. Retail falls under a specific commercial lease law with a nine-year minimum term and tenant renewal rights. Rents are usually indexed every year, so the index base and date in each lease matter to the cash flow.
Brussels offices. The Leopold district around the EU institutions, the central and North districts, Louise, and the decentralized and periphery zones each price differently. EU institutions and related bodies are anchor occupiers, and older stock faces energy-driven refurbishment.
Logistics. Demand clusters around the port of Antwerp, along the motorway axes linking Antwerp, Brussels and Ghent, and around Liège.
Investors and valuation. Belgian regulated real estate companies (SIR/GVV), insurers and foreign funds are the main buyers; healthcare property is a notable listed segment. Lending is mostly by banks. Regulated companies must have their portfolios valued by independent experts, and lenders also rely on independent valuations. Documents arrive in Dutch or French, sometimes both.
Where Titleman is not the right tool in Belgium
For regional duties, VAT options or structuring, ask your notary and tax advisor. For building facts at scale, Rock.estate. For transactions, a transaction database. For an independent valuation, an expert valuer. For lease administration, a lease tool. Titleman does not model Belgian tax, tenure or measurement rules.

FAQ
Which AI tool holds the most Belgian building data?
Of the tools here, Rock.estate: it says its building catalog is limited to Belgium and offers geocoding, building characteristics, 3D models and valuations built on open geodata and AI. Titleman has no Belgian database of its own.
Does Titleman calculate Belgian registration duties or VAT on a purchase?
No. Duties differ between Flanders, Wallonia and the Brussels-Capital Region, and new buildings can fall under VAT instead. Titleman does not model local tax, tenure or measurement rules, so your notary and tax advisor must supply that layer.
Can AI read Belgian leases in Dutch and French?
MRI Contract Intelligence describes lease abstraction in more than 25 languages with expert review; test it on your own Dutch and French leases before relying on it. Titleman reads the leases inside a deal file to build its underwriting and traces each term to its page.
Is a Titleman value opinion accepted as an independent valuation in Belgium?
No. Lenders and regulated real estate companies rely on independent expert valuers. A Titleman value opinion is a traced working view for your own team and gives no final price.
How are larger Belgian deals usually structured?
Often as a share deal, buying the company that owns the building, rather than an asset deal. That shifts the documents toward a share purchase agreement and corporate due diligence, which Titleman does not cover.
