What Prophia does
Prophia describes itself as an AI-powered lease abstraction platform for commercial real estate. Its stated workflow: you upload a lease, AI extracts and structures the terms, CRE experts run a quality check, and you complete a final review. Prophia says abstracts are "directly linked to the source for ultimate verification." Its rent roll automation page says you can drag and drop leases and amendments and get "a live, ever-evolving rent roll with one-click verification back to the source," with rent steps, critical dates, rent per square foot and an optional audit against Yardi. Prophia Essentials is its lease management product; Prophia Portfolio adds portfolio analytics and reporting.
What Titleman does
Titleman works from the property outward. It draws on 2,100+ sources to establish the parcel, ownership, zoning and comparable transactions, reads the OM, rent roll and T-12 you send, and builds the model. What comes back from one underwriting request: a memo, a live Excel model with a 10-year pro forma, debt and returns, and about 1,000 data points. At the median, 159 of them were found with a source and date, 607 computed by formula, and 164 named as missing instead of being filled in. Over the 30 days to 18 October 2026 the median run took about 58 minutes (44 runs). The memo states no final price and no buy or sell verdict.
Who should pick which
- Pick Prophia if your problem is the leases: many documents per building, amendments that change terms, and a need for abstracts you can verify against the source and keep current after closing.
- Pick Titleman if your problem is the first answer on a property: what it is, what comparable transactions say, and what the income, debt and returns look like in a sourced, editable model.
- Use both on an acquisition where the leases are complex. Abstract the leases in Prophia, and use Titleman for the property record, comps and the underwriting model. Checking the rent roll against the leases is still worth doing by hand: see six mismatches between a rent roll and the leases.
