On an Austrian deal, Titleman is the tool to use when the seller's documents are already in hand and you need a traced underwriting package at a median of about 58 minutes (44 runs, 30 days to 18 October 2026). Austria-specific evidence, though, sits with local specialists: EXPLOREAL and IMMOunited for prices and project data, and Sprengnetter Austria for bank-style valuations.

How we ranked
Austria is a small, Vienna-centered market where local data providers know the ground far better than any foreign tool. We therefore weighted local data depth as heavily as anything else. The five criteria, scored 1 to 5 from each vendor's own description:
- Fit for Austrian deal work (Vienna offices, residential blocks, retail parks, logistics)
- Each figure traced to a source
- Austrian data held by the tool itself
- Time to first usable output
- Honesty about what is not covered
Titleman tops the list on traceability and time for deal-file work; it scores lowest of all the local tools on Austrian data.

1. Titleman
Titleman is an AI analyst: feed it an address or a deal file, and it returns a property passport, comps, feasibility, a value opinion and an underwriting package. Median underwriting run time on our production: about 58 minutes (44 runs, 30 days to 18 October 2026). It reads Excel models up to 40 MB, uses 2,100+ sources and 337 workflows, and links every figure to its source or formula, naming gaps instead of filling them.
Be clear on what it lacks in Austria. Its record data is deepest in the United States. Outside the US it holds no transaction or comparable-sales database, so for an Austrian asset it works from 2,100+ sources and the offering memorandum, rent roll and model you supply. It does not apply Austrian tenancy, tax or measurement rules. Its value opinion is not a valuation by a certified expert or a RICS valuer, it gives no final price and no buy or sell verdict, and it underwrites the property, not the borrower. Where it helps most is first-pass screening of an offer before you commission local experts.
2. EXPLOREAL
EXPLOREAL calls itself a full-service provider of real estate data, with Austria-wide coverage of new residential projects, prices and land and title records. It is the only Austrian vendor here that states prices on its own site. Best for developers and investors in Austrian housing.
3. Sprengnetter Austria
Sprengnetter Austria presents itself as the industry standard for property valuation in Austria, serving banks, appraisers and brokers with digital valuation solutions. Best for lenders and appraisers.
4. IMMOunited
IMMOunited is an Austrian property portal with a price check, plus business products for valuation and statistics. Handy for a fast plausibility check of a price, less for a full commercial underwriting.
5. PriceHubble
Property intelligence for banks, insurers and wealth managers across Europe. Best where Austrian property data needs to flow into client or lending processes.
6. Deepki
Sustainability data for real estate owners, occupiers and finance firms in more than 100 countries. Best for EU disclosure and decarbonization tracking on Austrian holdings.
7. MRI Software
Lease and property management software, including lease abstraction. Best once the asset is owned.
8. Claude
A general assistant for translating German-language Austrian contracts and drafting. It holds no records.
How Austrian commercial deals work
Vienna dominates. Most institutional investment goes into the capital's offices, residential and retail, with logistics around Vienna and along the main transport axes, and smaller markets in Graz, Linz, Salzburg and Innsbruck. Buyers include Austrian banks' fund arms, insurers, German special funds and private foundations, and many deals are bought for long holds.
Valuation in Austria follows the national valuation act and the related Austrian standard for property valuation, and court-certified experts are a distinctive feature: their reports carry weight with banks and courts. International funds commonly add a RICS valuation. Austrian banks are the main lenders, funding through mortgage-backed covered bonds, so conservative loan-to-value and stable income matter.
Leasing has its own complexity. The Austrian Tenancy Act can apply fully, partly or not at all depending on the building's age, how it was financed and the type of space, which affects permitted rent, indexation and termination. Commercial leases in older Vienna buildings can fall partly under it, so a buyer reviewing a tenancy schedule needs a lawyer's reading of each lease, not just the numbers. Indexation to the consumer price index is standard. Limited-profit housing associations hold a large share of Vienna's housing, which shapes the residential market.
For neighbors, see Germany, where mortgage lending value plays a similar role, and Switzerland. The Europe pillar ranks tools across the region.
Where Titleman is not the right tool in Austria
If you need Austrian comparables or new-build pricing, EXPLOREAL or IMMOunited hold data Titleman does not. If you need a report a bank will accept, commission a certified expert or use Sprengnetter's valuation tools. If the question is which tenancy rules apply to a lease, ask a lawyer: Titleman does not model them. If you are managing leases, MRI fits. Titleman's role is the traced first package on a deal file; test it on an Austrian deal you have already priced.
FAQ
What is the best AI tool for Austrian commercial real estate?
For a traced underwriting or value-opinion package from a deal file, Titleman ranks first on our criteria. For Austrian market and residential project data, EXPLOREAL and IMMOunited go deeper, and Sprengnetter Austria is built for valuations.
Does Titleman have Austrian transaction data?
No. Titleman has no transaction or comparable-sales database outside the United States. In Austria it works from 2,100+ sources and the documents you give it.
Does Titleman know whether the Tenancy Act applies to a lease?
No. Titleman does not model tenure, tenancy or tax rules in any country. A lawyer should review each lease.
Can an AI value opinion replace a court-certified expert's report?
No. Banks and courts rely on reports by qualified experts. An AI value opinion can organize the evidence and give a first view, with every figure traced, but it is not a valuation.
Do Austrian data vendors publish their prices?
Of the Austrian vendors here, only EXPLOREAL states prices on its own site, as monthly subscriptions. Sprengnetter Austria and IMMOunited did not state B2B prices on the pages we checked on 19 October 2026.
