Titleman ranks first in Portugal for one reason: it turns the documents a seller sends (offering memorandum, rent roll, Excel model) into an underwriting, feasibility or value-opinion package where each figure is traced, with a median underwriting time of about 58 minutes (44 runs, 30 days to 18 October 2026). If what you need is Portuguese market evidence, such as asking prices, residential values by parish or investment deals, CASAFARI, Confidencial ImobiliΓ‘rio and MSCI hold that data and Titleman does not.

This list is built around a common Portuguese case: a buyer underwriting a Lisbon or Porto asset from a data room. Our Europe ranking covers the other markets.
How we ranked
Four criteria, each worth up to 25 points:
Usefulness for a Portuguese deal. Does it help with a real step: evidence, rent roll work, valuation modeling or underwriting?
Source trail. Full marks only if a reviewer can trace each figure to a document, dataset or formula.
Portuguese data held. Full marks if the vendor says it holds Portuguese market data. Titleman scores near zero here.
Speed and stated limits. How fast the first output arrives, and whether the vendor is plain about scope.
We read each vendor's own website on the date above. Titleman's speed score uses our measured medians.

1. Titleman
Titleman is an AI analyst for commercial real estate deal work. Give it an address or a deal file and it returns a property passport, comps, a feasibility study, a value opinion or a full underwriting package, in Excel and PDF or deck. Median underwriting run time on our production: about 58 minutes (44 runs, 30 days to 18 October 2026). It reads Excel files up to 40 MB and draws on 2,100+ sources. See our underwriting page for the output format.
Best for: a fund screening a Lisbon office or Algarve hotel from the data room, with each number tied to its page or formula and every gap named.
Where it stops: Titleman's record data is deepest in the United States. In Portugal it has no transaction or comparable-sales database of its own; it uses 2,100+ sources and your documents. It does not model Portuguese tax, tenure or measurement rules, gives no final price or buy/sell verdict, underwrites the property (never the borrower) and is not a valuation by a licensed valuer.
2. CASAFARI
CASAFARI calls itself the largest real estate database across 20+ countries, powered by AI. Portugal is in its area guides.
Best for: listing activity and asking-price evidence in Lisbon, Porto and the Algarve. Where it stops: it supplies evidence; the deal case is yours.
3. Confidencial ImobiliΓ‘rio
Confidencial ImobiliΓ‘rio presents SIR, its residential information system, as a way to find market values by postcode and parish, and calls it an essential tool for agents, developers, investors and financial institutions.
Best for: residential and mixed-use schemes where value per parish matters. Where it stops: its stated focus is housing.
4. MSCI Real Capital Analytics
MSCI describes Real Capital Analytics as a global database of commercial properties, transactions, investors and loans, with private real estate indexes in more than 30 countries.
Best for: seeing which investors are buying in Portugal and at what scale. Where it stops: not a deal model.
5. ARGUS (Altus Group)
Altus Group describes ARGUS Enterprise as valuation and cash flow forecasting software and ARGUS Assist as an AI layer for faster analysis.
Best for: a lease-by-lease DCF for a shopping center or office. Where it stops: market evidence must come from elsewhere.
6. PRODA
PRODA says it turns rent rolls and operating statements in any format, from different countries and currencies, into standardized, error-checked data.
Best for: portfolio deals with schedules in mixed formats. Where it stops: data preparation only.
7. Claude
Claude is a general AI assistant that, according to its pricing page, can search the web, create and edit files and run code.
Best for: translating Portuguese lease terms and drafting a memo. Where it stops: it knows only what you give it.
Understanding a Portuguese commercial deal
Foreign capital sets the tone. International investors account for a large part of commercial investment in Portugal, so many deals are underwritten in English, often by teams outside the country, with local advisers for legal and tax work.
Two cities, several asset types. Lisbon offices split into the central area around Avenida da Liberdade and MarquΓͺs de Pombal, the Avenidas Novas, Parque das Naçáes by the river and the Western Corridor toward Oeiras. Porto is the second market. Hotels and tourism assets in Lisbon, Porto, the Algarve and Madeira form a large share of activity, and logistics clusters along the motorway north of Lisbon and around Porto.
Taxes on acquisition and holding. Buyers of property pay a municipal transfer tax plus stamp duty, and owners pay an annual municipal property tax. Rates depend on the asset and the buyer, which is why advisers model them deal by deal.
Permitted use. Each building or unit carries a use license that states what it can be used for. Due diligence checks that the license matches the tenant's actual use, especially in conversions to hotels or student housing.
Leases. Commercial leases are largely freely negotiated, so term, breaks and rent updates must be read from each contract.
Policy shifts. The real estate route to the golden visa ended in 2023, which changed demand in parts of the residential market but left commercial investment rules in place.
Valuation. Real estate funds and lenders rely on independent accredited valuers, and international buyers often add a RICS Red Book valuation.
Where Titleman is not the right tool in Portugal
- Local comparables: use CASAFARI or Confidencial ImobiliΓ‘rio; Titleman holds no Portuguese sales data.
- Investor and deal flow tracking: MSCI.
- A valuation for a fund, a lender or an audit: an accredited valuer.
- Transfer tax, stamp duty or the use license: your lawyer and tax adviser. Titleman does not model local rules.
- Full DCF modeling to valuer standards: ARGUS.

FAQ
Which tool has the best data on Portuguese property values?
For residential values by postcode and parish, Confidencial ImobiliΓ‘rio's SIR; for listings across Portugal, CASAFARI. Titleman has no Portuguese comparable-sales database of its own.
Can Titleman underwrite a Lisbon hotel?
It can build an underwriting package from the operator's figures and the documents you provide, with each figure traced, at a median of about 58 minutes (44 runs, 30 days to 18 October 2026). It does not hold hotel trading benchmarks for Portugal and will name that gap.
Does any AI tool check a Portuguese use license?
If you upload the license, Titleman reads it with the other deal documents and cites it, but it does not apply Portuguese licensing law. A local lawyer should confirm the permitted use.
Do foreign investors need a local valuer in Portugal?
For a fund, a lender or audited accounts, yes: an independent accredited valuer. AI tools, Titleman included, produce working analysis for your own decision.
