In the UK, Titleman is the strongest choice when you need an investment memorandum, tenancy schedule and seller model turned into a traced underwriting or value-opinion file fast, with every figure linked to its source. For UK comparables and site evidence, Nimbus Maps and PropertyData hold far more local data, LandTech fits land buyers, and Orbital fits the legal side.

How we ranked
Each tool scored 1 to 5 on five criteria:
- Fit for UK deal work (acquisitions, lending, agency, development).
- Traceability of each figure to its source.
- UK data depth, as the vendor describes it.
- Time to first usable output.
- Candor about gaps.
Competitor scores rest only on their websites as read today. Titleman's rest on our measured run times. Titleman wins on traceability and speed; Nimbus Maps and PropertyData win on UK data depth.

1. Titleman
Titleman is an AI analyst for CRE deal work: an address or deal file becomes a property passport, comps, feasibility, value opinion or underwriting package, delivered in Excel plus PDF or deck. Median underwriting run time on our production: about 58 minutes (44 runs, 30 days to 18 October 2026). It reads Excel files up to 40 MB, uses 2,100+ sources and 337 workflows, and handles up to 10 addresses per opinion-of-value run.
Best for: an IC memo where every rent, yield and cost points back to the IM, the tenancy schedule or a named source, and gaps are listed, not guessed.
Where it stops in the UK: Titleman's record data is deepest in the United States. Here it has no transaction or comparables database of its own and relies on 2,100+ sources plus your documents. It does not apply UK tax, tenure or measurement rules, it is not a Red Book valuation, it offers no final price or buy or sell call, and it underwrites the asset, not the borrower.
2. Nimbus Maps
Nimbus describes a property intelligence tool with land and property data, planning insights, ownership details and more than 30 million comparables. Best for: checking a UK site and its neighbors quickly. Where it stops: it does not build your cash flow.
3. LandTech
LandTech says it helps developers triage sites in minutes with planning policy citations they can verify. Best for: residential and energy developers hunting land. Where it stops: let investments are outside its stated focus.
4. Orbital
Orbital presents AI for commercial real estate legal work: asset intelligence, drafting and negotiation, and deal coordination. Best for: lease and title review. Where it stops: it is not a pricing tool.
5. Altus Group ARGUS
ARGUS Enterprise covers valuation and cash flow forecasting, and the range includes development appraisal tools. Best for: the model format UK valuers and lenders expect. Where it stops: someone still keys the inputs.
6. MRI Software
MRI's UK site lists commercial property, lease management, lease accounting and investment management software. Best for: landlords running service charges and rent collection. Where it stops: buying decisions sit upstream of it.
7. PropertyData
PropertyData calls itself an analytics tool for UK investors and developers, with commercial rents and commercial valuations among its features. Best for: quick checks on rents and values.
8. Claude (general AI assistant)
Best for: turning your notes into a memo. Where it stops: it knows only what you paste in.
How UK commercial property is underwritten
Valuation. Secured lending runs on a RICS Red Book valuation from a valuer on the lender's panel. Yields are normally quoted net of purchaser's costs, so check which convention a model uses.
Leases. The institutional UK lease is a full repairing and insuring (FRI) lease, with rent reviews, often upward only, typically every five years. Statutory security of tenure under the Landlord and Tenant Act 1954 applies to most business tenancies in England and Wales unless the parties contract out, which affects reversion assumptions. Scotland has its own property law and procedure.
Tenure and tax. Freehold and long leasehold interests both trade. Transfer tax differs by nation: SDLT in England and Northern Ireland, LBTT in Scotland, LTT in Wales.
Energy. Minimum energy efficiency standards bar letting most commercial space rated below EPC E, so the certificate is a live underwriting input.
Documents. A typical pack holds the IM, tenancy schedule, leases, replies to standard pre-contract inquiries, a report on title and a survey.
Demand. Logistics and industrial, the living sectors (build to rent, student housing) and well-located offices draw the most institutional capital.
Where Titleman is not the right tool in the UK
When a lender needs a Red Book report, instruct a valuer. When you need deep UK comparables, ownership or planning history across many sites, start with Nimbus Maps or LandTech. When the job is a report on title, use your solicitor and a legal tool such as Orbital. When the question turns on SDLT, the 1954 Act or measurement under the RICS code, take advice: Titleman does not model those rules.

FAQ
Can an AI tool replace a RICS Red Book valuation in the UK?
No. UK lenders instruct a RICS Registered Valuer for secured lending, and that report carries professional liability. AI tools, Titleman included, can prepare the evidence and a traced value opinion before the valuer is instructed, but the signed valuation remains the valuers.
Which AI tool has the most UK commercial comparables?
Among the tools here, Nimbus Maps describes the largest comparables set (30 million plus) alongside land, planning and ownership data, and PropertyData lists commercial rents. Titleman has no UK comparable-sales database of its own and works from 2,100+ sources and the documents in your pack.
Does Titleman apply the 1954 Act or SDLT to a UK deal?
No. Titleman does not model local tax, tenure or measurement rules in any jurisdiction, so security of tenure, contracting out, stamp duty land tax and NIA versus GIA questions stay with your solicitor, tax advisor and surveyor.
What should a UK buyer upload to Titleman?
The investment memorandum, the tenancy schedule, the sellers Excel model (up to 40 MB) and any leases or reports in the data room. Each output figure is traced to one of those files or a named source; anything missing is listed as a gap.
Is AI useful for UK title and legal due diligence?
Yes, as a separate job from underwriting. Orbital describes AI built for commercial real estate legal work. Titleman underwrites the property from the deal file; it does not produce a report on title.
