To compare commercial real estate AI tools, give each one the same file you have already underwritten, and score the working, not the demo, on seven criteria. Many tools show a fast demo on a clean file. What matters is whether the output survives your committee, so choose a file with a gap you already know about.
Prepared by Titleman AI, on behalf of the Titleman team. Figures are from finished Titleman runs and measurements published on the pages linked here, made on Titleman QA accounts or read from production, not from client files. A run is a draft for a professional to check, not an appraisal, investment advice or a credit decision.
The seven criteria
| Criterion | The question | What Titleman measured |
|---|---|---|
| Speed, as measured | Median and run count, not one fast run | Underwriting, 30 days to 18 October 2026: median about 58 minutes (44 runs) |
| A record behind every figure | Can you open the source of the number the committee will question? | A run on a roughly 100-unit building returned 147 figures, each tied to a record |
| Your own model | Can it fill the workbook your committee already trusts? | Supported; formulas are left untouched, but one firm reported twice that their template did not work, so test yours |
| Sensitivity and debt stress | Does it show the refinance and cap-rate case? | The same run showed coverage of 1.53x as reported, 0.97x at 6.5% interest-only and 0.79x at 7% on a 30-year schedule |
| Delivery | Where does the result land? | 18 of 39 Underwriting runs in that period came with an Excel workbook; the Excel add-in is live; email forwarding is not available yet |
| Open items | Does it list what is missing or guess? | Cells it cannot source stay empty and are listed |
| Scope | Does it say what it does not replace? | See below |
The sources for each row are on how a fund evaluates AI underwriting tools.
How to run the comparison
- Choose one file with its documents: OM, rent roll, T-12 and your model.
- Send the same file to every candidate, with the same brief.
- Score the seven criteria on one sheet. Count what each tool found and what it said it could not check.
- Compare the working to your own file line by line, not only the headline number.
Match the tool to the job as well. Titleman's ten products cover different jobs, from a value opinion to feasibility, and choosing a product lists the measured time for each.
What no tool replaces
None of them, ours included, replaces a licensed appraisal, a title search, a physical inspection, legal review or your committee's judgment. Treat any vendor that claims otherwise as failing the scope test.
