Triage it: get a sourced value range for every address, sort the results by how much evidence stands behind each, and spend full analysis only where the decision depends on it. Titleman BOV at scale takes a list of up to 10 addresses per run in about 28 minutes at the median; each result is an opinion of value for a broker to review, not an appraisal.
Updated 19 October 2026. Published by Titleman, which makes one of the tools compared.
The method, step by step
- Clean the list. Full address, property type, size where known; no duplicates or portfolio names in place of addresses.
- Run it in batches. Up to 10 addresses per run; a longer list becomes several runs.
- Read each result for three things. The range, the comps behind it, the gaps named.
- Sort. A narrow range with good comps gets a short note. A wide range, missing income or a key property goes to a single value opinion (about 45 minutes at the median) or underwriting in live Excel (about 58 minutes).
- Review. A broker or analyst checks each value before it goes out.
It fits an owner asking what a portfolio is worth, a broker pitching a client with several buildings, or a lender looking at a group of collateral.
Which tool fits which part
| Option | Best for | What it does | Where it stops | Pricing model |
|---|---|---|---|---|
| Analyst by hand | The few properties that matter most | A full valuation per building | Days per property | Salaried time |
| Spreadsheet with typed comps | One property type in one market | One cap rate across the list | Same assumptions everywhere | Staff time |
| Automated estimates in a data subscription | Very large lists of similar properties | A model value per address | Little explanation; weaker on unusual assets | Annual license |
| Portfolio appraisal | A value of record | Licensed appraisals per property | Weeks | Fee per assignment |
| Titleman BOV at scale | Sourced ranges on a short list | Up to 10 addresses per run, about 28 minutes at the median, Excel and PDF or deck | Not an appraisal; long lists take several runs | Credits per run; ask on a demo |
For thousands of near-identical properties, a database estimate covers more ground per hour.
FAQ
How many properties can AI value at once?
Titleman BOV at scale takes up to 10 addresses per run, and the median run took about 28 minutes on production runs in the 30 days to 18 October 2026. A longer list runs as several runs. The median is not a promise.
How accurate are list valuations?
Each result is a value range with its comparables and reasoning, and the run names what it could not find; a property with few comps gets a wider range. This page gives no accuracy figure; a broker tests each value.
Is a list valuation an appraisal?
No. Each result is an opinion of value, and Titleman is not an appraiser. Where a lender, auditor or court needs a value of record, order appraisals.
What file comes back?
An Excel workbook with live formulas and a PDF or deck. Every figure is traced to its source or formula, so a broker can change a cap rate or drop a comp.
