Answer

What Does AI Loan File Analysis Cost per Loan Compared With a Third-Party Review?

An AI property underwriting from the loan package and a third-party review do different jobs. What each returns, who signs, how long the AI pass takes at the measured median, and how to compare cost per loan on your own numbers.

Titleman does not print a per-loan price on this page, so compare the two on what each returns and how long it takes: an AI property underwriting from the loan package takes about an hour at the measured median and returns a memo and a live Excel model with coverage and debt yield, while a third-party review returns a signed opinion from an outside firm on its own turnaround. They do different jobs, and the AI pass does not replace a review, an appraisal or an inspection where your policy or a regulator requires one.

Compare cost per loan on your numbers

  • Review side: your fee per file times the files you send out in a year. You know both numbers.
  • AI side: what you pay for the tool, spread over the loans you run, plus your analyst's review hours times your rate.
  • The question that moves the total: which files need an outside review at all under your policy. The AI pass tells you, within the hour, what a reviewer should look at.

We print no saving and no percentage, because we have no measured baseline for your bank. The fair test is one file that has already been through review: run the AI pass on it, then put its findings next to the reviewer's report and count what each caught and how long each took.

What it costs in time: property underwriting about an hour and property passport about 4 minutes, measured medians on production runs in the 30 days to 13 October 2026.

What the AI pass does not replace

A signed independent review, a licensed appraisal you rely on for a value, a title search, an engineer's inspection, the call to the borrower about each finding, or the credit decision.

How lenders judge these tools is in how a lender evaluates AI underwriting software, the time per file in how long a loan package review takes, and the wider list in AI tools for commercial real estate lenders. The lender product is on the lenders page.

FAQ

Can AI replace a third-party loan review?

Not where a signed, independent opinion is required. It tells you what the reviewer should look at.

What does the AI pass check?

The rent roll against the T-12, both against the memo, comps, coverage and debt yield at two rates, and the property's recorded liens.

Does the AI check the borrower as well as the property?

No. It reads the borrower's package and underwrites the property, the collateral; there is no credit check and no sponsor review.
