Perplexity and ChatGPT overlap on one task: asking a question about the world and getting a written answer with sources. They differ in what surrounds that task. Perplexity, by its own description, is an AI search engine that returns conversational answers backed by numbered citations. ChatGPT is a general assistant that adds file analysis, deep research and connected apps. For real estate, the useful question is which one fits the step you are on: scanning a market, reading a document or establishing facts about a specific parcel.

What each vendor says
| Feature | Perplexity | ChatGPT |
|---|---|---|
| Self-description | An AI-powered search engine that returns conversational answers | A general assistant with chat, file analysis and research tools |
| Sources | Numbered citations that link to the original sources | Deep research reads the web and enabled apps; citations are part of research reports |
| Research mode | Deep Research breaks a question into subtasks and returns a cited report; Perplexity says this takes 2 to 4 minutes | Deep research can work with uploaded files, the web and connected apps |
| Your own files | Not the main focus of the pages we read | Spreadsheets, PDFs and text files can be uploaded and analyzed |
| Output | Cited answers and reports | Answers, plus reports downloadable as Markdown, Word or PDF |

Where each helps in real estate research
Market scanning. Questions such as "what has been announced for this submarket" or "which employers are expanding near this site" are web questions. A tool that shows its links lets you check them. Perplexity's design centers on that; ChatGPT's deep research does it too.
Reading your documents. A broker package or a lease abstract is a file question. ChatGPT documents file analysis. OpenAI warns that exact values from scanned or image-based tables may not extract reliably, so check a scanned rent roll line by line.
Facts about one parcel. Owner of record, recorded mortgages, lot size, zoning and closed sales are records, not web summaries. A search assistant can surface pages that mention them. It will not give you a record matched to your parcel and a comps set selected by a stated rule. That is the job of a property data and analysis tool.
A citation is not a verification
Both tools can show links. A link proves where text came from, not that the text is right, current or about your property. For any figure that drives a decision, open the source, check the date and recompute the number.
Where Titleman fits
Titleman starts from an address and assembles the property record and comps from 2,100+ sources. Each input in its Excel model shows its source and date, each result shows its formula, and anything not found is named as missing. Measured over the 30 days to 18 October 2026, the median comps run took about 18 minutes. Those are Titleman's own run times, not a comparison with either assistant. See ChatGPT vs Claude for commercial real estate for the assistant-to-assistant view.
What none of these replace
- A licensed appraisal or broker's judgment where one is required.
- Title, legal, environmental and engineering review.
- A site visit.
