ChatGPT vs Gemini for Commercial Real Estate: Which Assistant for Which Task? (2026)

ChatGPT vs Gemini for commercial real estate work: research, reading an OM, drafting memos and building spreadsheets. What each assistant says it does, where general assistants stop on CRE deals, and how each prices.

For commercial real estate work, pick the assistant that lives where your documents already are: Gemini if your team works in Gmail, Docs, Sheets and Drive, ChatGPT if you want a standalone assistant that researches with cited sources and produces spreadsheets, decks and memos from files you attach. Neither is a property data tool, so for underwriting either one is only as good as the rent roll, T-12 and comps you give it, and every number still needs checking.

Published by Titleman, which makes one of the tools compared. Updated 19 October 2026.

CRE teams use both for the same jobs: summarizing an OM, drafting a memo, researching a submarket and building a first spreadsheet. The real differences are where each one sits and what it can reach.

Where each one fits a CRE task

  • Reading an OM or a long lease. Both accept files. Google states a 1,500-page limit for analysis; OpenAI's docs we read do not state one.
  • Market research. Both offer a deep research mode that reads many web sources and returns a report. Check the date of every source.
  • Building a pro forma. ChatGPT can create a spreadsheet you download and revise. Gemini in Sheets works inside a Google Sheet. In both cases you supply the rent roll, T-12 and assumptions, and you check the formulas.

Who should pick which

  • Choose Gemini if your firm runs on Google Workspace and most of the work is summarizing threads, drafting in Docs and working in Sheets.
  • Choose ChatGPT if you want one assistant for research, memos and file creation regardless of which office suite you use.
  • Either way, keep tenant, loan and investor data within the plan your firm has approved, and read each vendor's data terms for that plan before uploading. We did not review data terms for this page.

Where Titleman fits

Titleman is a third option with a different starting point: an address. It gathers the property record from 2,100+ sources, selects comps, reads the OM, rent roll and T-12 when you have them, and returns an underwriting, value opinion or feasibility package. An underwriting run returns a memo and a live Excel model with about 1,000 data points; every figure is traced to its source or formula, and what could not be found is named as missing, not filled. Measured over the 30 days to 18 October 2026, the median underwriting took about 58 minutes (44 runs). The underwriting is of the property, not the borrower, and the text gives no final price or buy or sell verdict. A general assistant is the better choice for email, drafting and open-ended research. Titleman is the narrower tool for the property question itself. See real estate data platform AI or request access.

FAQ

Is ChatGPT or Gemini better for commercial real estate?

It depends on where your team works. Gemini sits inside Gmail, Docs and Sheets, which suits Google Workspace firms. ChatGPT is a standalone assistant that researches with citations and creates spreadsheets, decks and memos from attached files. Neither is a property data tool.

Can ChatGPT or Gemini pull comps for a property?

Neither company describes comps or property records as a feature. Both can search the web, so any comps they return come from whatever web pages they found, and each sale needs to be verified before it goes into a valuation.

Can ChatGPT or Gemini underwrite a deal?

Both can build a spreadsheet from a rent roll, T-12 and assumptions you supply. The output is a draft model: check every input and formula, because the assistant does not source the property facts for you.

How do ChatGPT and Gemini price?

Both offer a free plan plus paid monthly plans. Per OpenAI's docs, ChatGPT has Go, Plus and Pro individual plans, a per-user Business plan and Enterprise and Edu plans. Per Google, Gemini has Google AI Plus, Pro and Ultra subscriptions plus per-user Workspace and Gemini Enterprise plans.

Where does Titleman fit?

Titleman starts from a property address, gathers records from 2,100+ sources and comps, and returns a memo and live Excel underwriting, value opinion or feasibility package with every figure traced to its source or formula and gaps named. A general assistant remains the better choice for email and open-ended drafting.
