Answer

Can an AI Tool Underwrite a Commercial Real Estate Acquisition From Just an Address in Under an Hour?

From an address alone, AI returns the property record, comps and a value view in under an hour. A full acquisition underwriting also needs the rent roll and T-12. What each step returns and how long it takes at the measured median.

Partly. From an address alone, an AI tool can return the property record in minutes and a first value view in under an hour: Titleman returns a property passport in about 4 minutes, comps in about 20 and a value opinion with its Excel in about 40, at the measured median. A full acquisition underwriting also needs the rent roll and T-12, because the in-place income sits in the seller's documents, not in any record; with them, Titleman's underwriting takes about an hour at the median.

What an address alone gives you, step by step

StepAddress only?What comes backMedian time
Property passportYesParcel, owner of record, sales, recorded debt and liens, permits, zoning and nearby comparables, each with its date; empty categories namedAbout 4 minutes
CompsYesSales of the same asset type within 1 mile over 24 months by default, at least three priced comps, rows that are not comparable marked with the reasonAbout 20 minutes
Value opinionYesAn income view and a sales view in a live Excel, every input with its sourceAbout 40 minutes
UnderwritingNeeds the OM, rent roll and T-12A memo and a live Excel model: 10-year pro forma, sources and uses, loan schedule, DSCR, debt yield, IRR and sensitivity gridsAbout an hour

The first three steps answer "what is this property and what does the market say". The fourth answers "what does this property earn and what does that support", and that needs the seller's numbers.

Why the rent roll still matters

Rents in place, concessions, arrears and operating expenses are in the rent roll and the trailing twelve months, not in any recorded document. Without them, any income figure is a market estimate. A median Titleman underwriting returns about 1,000 data points: 159 found with a source and date, 607 computed by formula and 164 named as missing. Those 164 are where your analyst starts: questions for the broker, not cells to fill.

What it costs in time: measured medians on production runs, 30 days to 13 October 2026: passport about 4 minutes, comps about 20, value opinion about 40, underwriting about an hour, with one underwriting in ten above about an hour and a half.

A practical order on a new deal

  1. Send the address: passport and comps tell you whether the deal fits your buy box.
  2. If it fits, run the value opinion for a first income and sales view.
  3. When the broker sends the package, run the underwriting from the OM, rent roll and T-12.
  4. Read the named gaps first, then the model. The bid stays with your team.

FAQ

What can AI find about a commercial property from the address alone?

The parcel, owner of record, past sales, recorded debt and liens, permits, zoning and nearby comparable sales, each with its date. Titleman draws on 2,100+ sources and names any category it could not fill.

Is under an hour a guaranteed turnaround?

No. These are medians. One underwriting run in ten took longer than about an hour and a half.

Does the AI tell me what price to pay?

No. The memo states no price to pay and no buy or pass verdict; the numbers sit in the Excel for your team.
